I read something this week that actually made me want to call someone instead of texting them, which is not the usual effect a research study has on me.

Turns out we're speaking 338 fewer words out loud every year, and have been since 2005. Not a one time dip either, a steady decline, year after year.

Got me wondering how much of my job now happens entirely over text, including with people I'd honestly rather just talk to.

A car with no gasoline in it just went 406 miles per hour.

It's hydrogen-powered, it ran on the Bonneville Salt Flats, and the driver is a retired fighter pilot who once took a jet car past the speed of sound. 🚀

Meanwhile I watch a slower version of the same race in houses. EV chargers and solar panels are showing up in listings the way granite countertops did twenty years ago.

Why am I posting about paint?

Because Benjamin Moore just released its fall colors, and gray is barely in them. After ten years of gray everything, the era is over.

Paint is still the cheapest thing that changes what a home is worth. Before you buy a single can, ask me which rooms earn it.

Girl Scouts were making them back in the mid-1920s, except they called them "Some Mores." By the 1930s the name got squished down to the one we know. National S'mores Day is August 10, which feels like a fine excuse to make some.

With flags up around the neighborhood for the Fourth, here's something worth knowing. An HOA can have a say in a lot of things, but the American flag isn't one of them.

Federal law protects your right to fly it. They can set reasonable guidelines on how, but they can't make you take it down.

The grass, on the other hand, better stay under six inches. 😂

What's the most surprising HOA rule you've come across? I've heard some good ones.
