⏳️If a home sits on the market, the instinct is to blame the market. But the market doesn't reject houses, it rejects positioning of the home.

Here's what's actually happening when a home doesn't sell:
❔️The value wasn't obvious online
❔️The listing photos didn't create emotion
❔️The home was priced in a way that made buyers hesitate
❔️Or the marketing strategy didn't evolve when the market shifted

None of these are unsolvable. All of them require an honest conversation, and a new plan of action

This one gets misunderstood constantly.

"As-is" means the seller has told you upfront they won't be making repairs. It does not mean you give up your right to inspect. It does not mean you're agreeing to buy the home no matter what's inside it.

You still get to hire an inspector. You still get to walk away if the foundation is crumbling or the roof is failing. You still protect your earnest money through your inspection contingency.

What changes is this: you can't go back to the seller asking them to fix the small stuff. But the big stuff? That's still on the table, and walking away is always an option.

Never skip due diligence. Not for any price.

A good agent schedules tours and writes contracts. A great agent walks through a home and tells you the things that could cost you money before you ever make an offer.

That's what I actually do. I'm not here to sell you on a floor plan, I'm here to advise you on an investment. Sticky windows? We'll note it. Old electrical panel? We're talking about it. Drainage issues in the backyard? You're finding out before you fall in love with the kitchen.

Sadly there's a huge influx of shady investors buying homes at a low price, putting minimal/substandard work into the property... I mean like dollar tree updates and then wanting top dollar for the house. No one wants to buy a home and then have to make repairs immediately because the truth was masked! I don't want my clients to go through that unless its understood at purchase.

If I see a red flag, you're the first to know. That's the job!!!

The biggest mistake sellers make isn’t pricing incorrectly - it’s waiting too long to prepare. The prep phase is where the real value is created: cleaner photos, better first impressions & stronger offers.

What I recommend doing 60–90 days before listing:
• Decluttering high-impact spaces (kitchen + living room first)
• Neutralizing paint
• Updating lighting (small investment, huge return)
• Servicing HVAC + cleaning windows
• Making small repairs before they snowball during inspections

Homes that look clean, bright, and well-maintained sell faster - and usually for more - because buyers subconsciously trust them.
