Prices are still up year over year, but only modestly. Homes are sitting about a week longer than they did last summer, the share of homes going over asking has slipped, and fewer houses are actually changing hands.
Short version: prices are holding, the frenzy isn't.

Price it right, be easy to show, and don't count on three offers bailing out a bad list price. If you're buying, competition thins out in about three weeks.
