‼️New Listing Alert‼️

Welcome home to one of South Buffalo’s most sought-after streets.

This 3 bedroom, 2 full bath home has been thoughtfully updated while holding onto the character that makes South Buffalo special — and it shows the second you walk through the door. Gleaming hardwood floors greet you from the entry and carry you into a living room that flows effortlessly into a formal dining space, perfect for everything from weeknight dinners to holiday hosting.

The kitchen has been beautifully updated with concrete countertops and a subway tile backsplash — clean, modern, and built to last. First floor laundry adds everyday convenience you won’t want to give up, and the family room at the back of the house (with its own full bath) gives you flexible living space for however life calls for it — playroom, guest suite, home gym, you name it.

Upstairs, the primary suite comes with a bonus room attached — turn it into a home office, a nursery, or a walk-in dressing area/closet setup. Two additional bedrooms round out the second floor.

Major updates are already done for you: roof, windows, and plumbing all completed in 2020, so you can move in and actually enjoy the home instead of worrying about a to-do list.

Location-wise, it doesn’t get much better — walkable to schools, some of South Buffalo’s best restaurants, and two Olmsted Parks. This home also sits within the newly designated McKinley Pkwy Historic District, adding long-term character and protection to the neighborhood.

Two couples. Two apartments. Two completely different journeys. Both under contract this week.

One couple is trading in apartment life for a home with some land to call their own. Space to breathe.

The other couple, I have to be honest, this one hit different. Two years. That is not a typo. Two years of searching, waiting, and not giving up on what they wanted. This week they went under contract on the home where they're going to start their life together as a family.

Two years.

Worth every single moment of it.

Congratulations to both of you. This is just the beginning. 🏡

Buyers hear Lackawanna and hesitate. Here’s the truth. 👇

Barlow Ave is 5 minutes or less from West Seneca and less than 10 minutes from South Buffalo. Same access. Same proximity to the Thruway and South Park. You’re paying a location discount on perception — not on reality.

If South Buffalo and West Seneca keep pushing you out on price, this is worth a drive-through before you write it off.

3194 Pleasant Ave — CLOSED. ✅

This one is about them.

They'd been through it. Put in offers. Got beat out. Did it again. And again. Most people would've talked themselves out of continuing — but they didn't.

Yesterday they closed on a newer built home sitting on an acre lot in Hamburg and I couldn't be happier for them.

This is what it looks like when you refuse to quit. The right house exists. Sometimes it just makes you work for it first.

Congratulations — you earned this one. 🏡

Three very happy sellers.

That's what the last stretch has looked like — and none of it happens without people who trusted the process even when it felt uncertain. Pricing a home right, preparing it correctly, and staying patient isn't always easy. These sellers did all of it.

If you've been thinking about what your home could do for you in this market, this is what it looks like when it goes right

The other side of today’s closing. I thought I knew how to empathize with sellers. Today, my seller Mark, taught me I had more to learn. And I think I am a better agent because of it.

My seller, Mark, found me through a Google search. That's it. A simple search led to a handshake, a listing, and eventually, a closing day.

But Mark wasn't just selling a house. He lived there for over 40 years. He built a life inside those walls. He lost his wife. He fixed things, maintained things, loved that place the way only someone who truly calls somewhere home can.

On closing day, he was still there, walking through the house with my parents, showing them what he'd done to take care of it over the years. There was so much pride in that. And so much grief.

I've been doing this for 6 years. I've had the conversation with sellers about how hard it is to let go. I thought I understood it.

But watching Mark pull out of that driveway for the last time, holding back tears after 40+ years, that was different. That landed somewhere deeper.

I don't share this to make it about me. I share it because if you're thinking about selling a home that carries real weight, years, memories, loss, I want you to know that I see that. I won't rush you. I won't treat it like a transaction.

Mark, thank you for trusting me with something that mattered this much.

This one hit different.

I've helped a lot of people buy their home over the last 6 years. But today I had the privilege of handing keys to two people who mean everything to me, my parents.

There's a strange, emotional layer to this that I didn't fully anticipate. As excited as I am for them, and I am genuinely beyond excited, I also know that this chapter closing for them means another one is coming for our family. One that includes eventually selling the home I grew up in.

But right now? Right now I'm just proud.

They found a house that is perfect for them, in every single way. And getting to be the person who made that happen for my own parents is something I'll never forget.

If you know someone who's thinking about buying, I promise to protect them the same way I protected mine. 🏡

Open House — Sunday 5/31 | 12PM–2PM 534 McKinley Pkwy, South Buffalo | $329,900

If you haven't been through this one yet, tomorrow is your chance.

This is the kind of South Buffalo home that reminds you why people fall in love with this neighborhood. The woodwork in this house has character you just can't replicate, original hardwood floors, trim and built-ins that tell the story of a home that was built to last. There's a warmth to it that you have to walk through to appreciate.

We've had showings but maybe the right buyer hasn't walked through the door yet. If you've been on the fence, Sunday is the day to come see it in person, these homes don't sit long once the right person finds them.
