Open House — Sunday 5/31 | 12PM–2PM 534 McKinley Pkwy, South Buffalo | $329,900

If you haven't been through this one yet, tomorrow is your chance.

This is the kind of South Buffalo home that reminds you why people fall in love with this neighborhood. The woodwork in this house has character you just can't replicate, original hardwood floors, trim and built-ins that tell the story of a home that was built to last. There's a warmth to it that you have to walk through to appreciate.

We've had showings but maybe the right buyer hasn't walked through the door yet. If you've been on the fence, Sunday is the day to come see it in person, these homes don't sit long once the right person finds them.

The last two weeks have been a lot.

Two new listings hit the market. A mobile home went under contract. Two first-time buyers went under contract. A family found their diamond in the rough, the kind of house that doesn't look like much at first glance but checks every box that matters. And a buyer closed on his first rental property.

All of that, while still showing up for my shifts at the hospital.

I'm not sharing this to talk myself up. I'm sharing it because every single one of these people made a decision that scared them a little, and they did it anyway. The first-time buyers who didn't know what to expect. The family who saw past what a house looked like on the surface. The buyer who decided to stop waiting and start building.

That's the part of this job I don't take for granted.

If you're sitting on the fence right now, whether to buy, sell, or invest, sometimes you just need to see that other people are doing it. Normal people. People who weren't sure either.

A couple weeks ago my phone rang.

It was a homeowner in South Buffalo, someone I had been sending letters to for about a year and a half.

He told me he still had the entire stack.

When we met in person, he mentioned he knew a few other agents. He could have called any of them. He called me because of what he saw in those letters showing up, month after month, with no response.

He respected the persistence before he even knew the full picture, that I work two jobs, that I'm a nurse on top of being a real estate agent, that this work ethic isn't a pitch, it's just how I operate.

Today I signed listing paperwork with him to sell his house on McKinley in South Buffalo.

I share this not to pat myself on the back, I share it because I think it's worth saying out loud: the work you put in when no one is responding still matters. Someone is always watching, even when it feels like no one is.

If you or someone you know is thinking about selling, I'd love the chance to earn that same trust! 🏡

I didn’t win Agent of the Month.

My clients did.

March 2026.

$1,300,000 in sales.

100% people who trusted me enough to reach out.

They made decisions most people talk themselves out of. They showed up, signed the paperwork, and bet on themselves.

Thats eveything. This is why I do it.

Inspection reports often look intimidating because they document every detail.
The key is understanding the difference between normal maintenance and real concerns.

🏡 Under Contract!

This one hits a little different.

What started as a normal listing quickly turned into something really special when the right buyers stepped in, my parents Debbie Harter Fay Edmund Fay

Grateful for a seller who was open, flexible, and great to work with every step of the way!

Not every day you get to be part of something like this on both sides.

On to closing!

Real talk about what a busy real estate day actually looks like.

9am: Walking first-time buyers through their very first offer. Nerve-wracking for them. Honestly one of my favorite parts of this job.

10:45am: Showing a house in Boston. Also managed to lock my phone inside the house. 🤦🏻‍♂️ Someone had to come let me out. We don’t talk about it.

1:30pm: Inspection. Two hours. Nothing rushed.

3:30pm: Drove to Cheektowaga to personally pick up a set of keys so my buyers could get into their showing today, not tomorrow, today.

4:45pm: Showing #2.

Evening: Dinner, writing up offer #2.

Nobody tells you this is what the job actually looks like. The extra drive, the key pickup, the full inspection, that’s not going above and beyond. That’s just the job done right.

And here’s what I want first-time buyers to know: this process moves fast. When the right house shows up, you don’t always get time to sleep on it. Having an agent already in motion means you don’t miss your window.

If your agent makes you feel like a burden, find a different one. 🏡

Most transactions feel smooth until a few key moments — inspection, appraisal, financing, and closing.
Understanding those pressure points helps people stay calm through the process.
