NOTICE OF SALE OF REAL PROPERTY
Notice is hereby given that, pursuant to an Order of the District Court of the County of Harper, State of Oklahoma, made on June 3, 2025, in the Matter of the Estate of Twila Irene Schonlau, f/k/a Twila Easterwood, deceased, the undersigned, as Personal Representative of said Estate, will sell on the 20th day of July 2026, at 10:00 o’clock a.m., at private sale, to the highest bidder for cash, subject to confirmation by said Court, all the right, title, interest and estate of the said Twila Irene Schonlau, f/k/a Twila Easterwood, deceased, at the time of her death and all right, title and interest that the said Estate has, by operation of law, or otherwise, acquired in and to all that certain real property, situate, lying and being in the County of Harper, State of Oklahoma described as follows, and upon the following terms and conditions, to-wit:
DESCRIPTION OF REAL PROPERTY
Lots Seven (7), Eight (8), Nine (9), Ten (10), Eleven (11), and Twelve (12), Block Twenty-six (26) of the Original Town of Buffalo, Harper County, Oklahoma, inclusive of the improvements located thereon.

Terms & Conditions
a. Each bid must set forth the amount of the bid for the above-described Real Property.
b. Bids must be in writing and delivered to Wilson Auction & Realty to the following address: 405 Lucia Drive, Buffalo, OK 73834

c. All bids must be accompanied by a letter from bidder’s lender with pre-approval of financing for the bid amount. If bid amount will be paid in cash without financing, please indicate “cash” on bid.
d. Sale will be subject to confirmation by the District Court of Harper County. Possession and title will transfer within a reasonable time after confirmation in accordance with the terms of seller’s contract.
e. Real property and improvements are being sold as-is and in its current condition, subject to any and all defects or damage, including any possible non-compliance with federal statutory or regulatory requirements and subject to any environmental, pollution, contamination from chemical or organic sources, infestation by insects, rodents, or other pests, including the presence of asbestos in or about the Real Property and improvements thereon. Seller makes no representation or warranties, express or implied, as to the condition of the Real Property or improvements, and Buyer shall be deemed to accept
the Real Property and improvements in its present condition and repair. Seller will not perform any repairs.
f. Seller will provide an Abstract updated through bid acceptance date. Seller will be responsible for the following closing costs: Pro-rata shares 2026 ad valorem taxes, documentary stamps, Deed preparation, one-half (1/2) Closing agent fee, and Abstract update.
