Hey guys, check this out: Here are 3 homes that sold UNDER list price in Sugar Hill! As a full time realtor, I'll tell you why I think they were great buys here in the Sugar Hill area:
#1) 1040 Riverside Walk Crossing. This first home is the community I always talk about, Riverside Walk. My mom lives here and I just adore it. There are quite a few single stories in this community, more than most actually. (A single story home takes up a larger footprint than most 2 stories so you can get more sq. footage in a smaller spot and builders love that. In general single stories also sell at a higher dollar/sqft as well)
I mean what can I say? Good for whoever got this beauty! Beautiful hardwood floors, granite counters, updated bathrooms, might not be everyone’s favorite paint colors, but the yard was plenty big and the home is move in ready. About 30 days ago this place would have gone nuts! It took 19 days to go into contract. It was originally listed at $389K which is pretty close to market value in that neighborhood. It ended up selling for $375K AND and an additional $8K in seller credits.
Bottom line: this place sold for $367K!!! Wowsa! That’s $218/sqft originally listed at $223/sqft. This is a classic sign of chasing the market down. At the time of the listing the market had just started to shift so it’s tough to know exactly where to price, but this buyer scored!
#2) 6062 Thunder Woods Trail. This house was originally listed for $795K and closed for $700K with a $5K credit...so basically $695K! It's 4000+ sqft with a finished basement! 3 sides brick, but not much usable space in the backyard. Buyers can negotiate now. That’s the theme.
#3) 1610 Primrose Park Rd. This last house was notable because it had the largest reduction in sales price. Originally listed at $509K, it sold for $425K no credits to a conventional buyer. I think they were right with comps but not condition on this one. These homes are built in 2016 and the homes are very nice on a basement. This particular home noted “needs TLC” and a “motivated seller.” With a little elbow grease this baby will shine!
Final note: We are definitely seeing a shift in the market as interest rates continue to rise. As predicted a couple months ago, interest rates play an important role when it comes to demand and supply in the market. But remember, you can always ask for rate buydowns or you can refinance the rate later, but it’s much harder to switch houses!
