What a wonderful week at Vacation Bible School! 💛💙💜💚🧡🩷

I had the privilege of being the Bible teacher for our 2nd & 3rd graders, to share the message that “God is the Light of the World.”

Sooooo blessed to be in a career that has flexibility so I could take care of my clients & volunteer 🥳

My heart is full from all the smiles, laughter, and faith-filled moments. What a blessing it was to spend the week with these amazing children!

One thing 25+ years in real estate has taught me is that a house isn’t just a house. It’s where life happens.

That’s why it’s so rare for me to walk into a home and instantly connect with it.

But this 1910 farmhouse in Elberton stopped me in my tracks.

If these walls could talk, I’m sure they’d tell over a century of incredible stories.

Being a Certified Probate Specialist is truly a passion of mine - Helping families navigate through selling properties during a difficult time when they have so many other things to handle is important - It began for me when we suddenly lost our brother in 2020 during Covid when the courts were shut down - He had no will, a tenant at sufferance (learned quickly what that meant 😩) and nothing in order - Stepped in as Administrator of his estate & learned everything I could about Probate - Got certified shortly after that so I could be an advocate for others during Probate and I’m so blessed to be in this role guiding others through 🫶

HOA vs. Homeowner —
What This New Law REALLY Means

For those who have followed this over the years, you already know the history of HOA overreach in Sierra Creek—especially during the Declarant (developer) control phase and the negligence many homeowners were left dealing with.

Let’s be clear: this new legislation in Georgia doesn’t fix everything, but it DOES move the needle in the right direction.

Here’s what that means for YOU 👇

🔹 Less Developer Control
Developers can’t hold onto power as long or as loosely as before. There are clearer expectations for when control should shift to homeowners.

🔹 More Transparency
HOAs are being pushed to open the books—financials, decisions, and contracts shouldn’t be hidden anymore.

🔹 Stronger Homeowner Rights
You now have more defined rights to access records, challenge decisions, and be part of the process—not just subject to it.

🔹 More Accountability
While not perfect, this is a step toward holding developers responsible for issues created during the development stage.

🔹 Limits on Overreach
Fewer gray areas for selective enforcement, excessive fines, and arbitrary decision-making.

⚠️ Let’s not sugarcoat it:
This law does NOT undo past damage.It does NOT automatically fix ongoing issues.And it does NOT remove the need for homeowners to stay involved.

👉 But it DOES give us more tools.
👉 It DOES create more balance.
👉 And it DOES send a message that homeowner voices matter.

Here are some things to think about…

🔷In a proper Trust, property doesn’t have to go through Probate
🔷If a property isn’t FULLY funded into your Trust, it may need to be Probated
🔷Do you know there are many kinds of Trusts such as Special Needs Trusts?
🔷Do you have a properly signed & notarized HIPPA Healthcare Power of Attorney?
🔷Do you know the difference in a revokable & irrevocable Trust?
🔷If you own homes in multiple states & only have Will, no Trust, you must have a Will in each state

It's time to plan for spring cleaning!!!! Here are some tips from my trusted Home Inspector at Sure Thing Home Inspections:

Spring is one of the most important times of year for home maintenance 🏡 After months of cold, rain, wind, and seasonal fluctuations, small issues can quietly escalate into costly repairs if left unaddressed. A thorough spring maintenance routine helps protect your home, improve energy efficiency, and provide peace of mind as warmer months approach

Exterior And Foundation

Begin by walking around the exterior of your home. Inspect siding, trim, and exterior walls for cracks, peeling paint, loose materials, or signs of moisture intrusion. Pay close attention to the foundation, watching for new or widening cracks and areas where water may be pooling. Proper grading and drainage are essential to move water away from the home and help prevent long-term structural damage.

Roof, Gutters, And Downspouts

Winter weather can be especially hard on roofing systems. Check shingles for damage, curling, or missing sections, and inspect flashing around chimneys, vents, and skylights. Gutters and downspouts should be cleared of leaves and debris to allow rainwater to flow freely.

Clogged gutters can lead to roof leaks, fascia damage, and foundation problems. Make sure downspouts discharge water at least several feet from the home.

Windows, Doors, And Seals

Windows and doors are common sources of energy loss. Inspect glass, frames, and seals for cracks, gaps, or deterioration. Replacing worn caulking and weatherstripping helps maintain indoor comfort, improves energy efficiency, and keeps moisture and pests outside. Clean window tracks and repair or replace damaged screens in preparation for spring and summer ventilation.

HVAC And Indoor Systems

Before temperatures rise, schedule maintenance for your heating and cooling system. Replace air filters, clear debris from outdoor units, and consider a professional service check to ensure efficient operation.

Inside the home, test smoke detectors and carbon monoxide alarms, replace batteries as needed, and confirm that fire extinguishers are accessible and within their service life.

Plumbing And Water Management

Inspect plumbing fixtures for leaks under sinks, around toilets, and near water heaters. Check outdoor faucets and irrigation systems for damage caused by freezing temperatures. Homes equipped with sump pumps should test them to confirm proper operation, especially ahead of heavier spring rainfall.

Decks, Porches, And Safety Features

Examine decks, railings, stairs, and porches for loose boards, rusted fasteners, or unstable connections. Trim trees and vegetation away from the home and roof to reduce moisture retention and limit pest access. These steps improve safety while helping extend the life of exterior structures.

A professional spring inspection provides an experienced set of eyes on your home after months of winter wear, helping identify hidden concerns early and prioritize repairs before they turn into unexpected or costly problems.
