Considering a fixer upper?

It’s not always easy as they make it look on TV.

Here are 3 mistakes to avoid when renovating your home:

1️⃣ Making Assumptions

If you’re looking for a home to buy and renovate, don’t assume that you’ll be able to do certain work for what it may cost.

During your home search, bring in a professional who can give you solid advice and a realistic estimate of cost.

2️⃣ Don’t “jump the gun”

If you can wait, it can be so valuable to live in your house for a while before making decisions.
Get to know the space, the lighting, how you move through the house before making major renovations.

3️⃣ Don’t always go with the lowestbid

While these may be some exceptions, I tend to believe that going with the cheapest contractor can be risky. At minimum, you’ll want to do due diligence considering confirming licenses are active, permits are properly pulled and that references are trustworthy.

EQUITY = LEVERAGE

Leverage for what?

Your next home or real estate investment.

How do you know how much equity you have in your home?

It’s simple:

Current value of your home

MINUS

Current loan balance

EQUALS

Home equity

And how do you know what your home is currently worth?

Hint: online estimators that start with a Z won’t give you a full picture.

The best way to determine the current value of your home is to compare recent sales, current market trends and weigh the specifics of your home.

If you bought your home in 2020 or 2021, you likely have a 3% interest rate or even lower — which is amazing.

Except if your family has grown, you need to move to a different city, or you want a new space, right?

Because all we know, interest rates, through declining, are higher now than a few years ago (when there were at record lows).

So, giving up that lower interest rate can be painful.

However, I’m here to tell you that it’s ok to give up that interest rate, despite how many voices you hear saying you’d be crazy to do so.

And that there are so many ways to leverage your current home to buy your next.

One common solution that most sellers don’t know about is called a HELOC (home equity line of credit). Basically, you can pull money out of your current home to use as down payment for the next. This can allow you to keep your current home to rent out while still upsizing into a new home.

Keep that low interest rate and let someone else pay the mortgage for you (by renting it out).
