You might wonder…What is a Low Income Housing Tax Credit (LIHTC) property?

A LIHTC property is a residential development that offers affordable rental housing to low-income individuals and families.

A federal program, LIHTC provides tax credits to private developers and investors to encourage the construction or rehabilitation of affordable rental housing.

In exchange for receiving these tax credits, property owners commit to renting a certain percentage of the units to tenants who meet specific income requirements (typically below a percentage of the Area Median Income or AMI) at reduced rent rates.

These properties must maintain their affordability for a designated period, generally 15 years, with state housing agencies often requiring an extended compliance period of 30 years.

LIHTC properties can include a variety of residential types, such as apartment buildings, single-family homes, and townhouses.

In essence, LIHTC properties bridge the gap between market-rate rental costs and what low-income families can afford. The tax credits essentially subsidize the development and maintenance of these properties, making it feasible for owners to offer lower rents. This program is the most significant tool in the United States for creating affordable rental housing.

Did you know that The Abbott accepts Section 8 vouchers?

We are pleased to announce that eligible Section 8 households can apply for our BRAND NEW 3-Bedroom/2-Bathroom apartments!

The Abbott’s 3-Bedroom rents are currently BELOW the PHA payment standards for 2-Bedroom AND 3-Bedroom vouchers!
