What Actually Makes a Home Sell?

It's not always the biggest house.
It's not always the newest kitchen.
And it's definitely not just about putting a FOR SALE sign in the yard.

When a home sells, several things have to come together:

Price – Buyers are comparing your home to everything else on the market.

Presentation – Good photos and a strong first impression matter.

Condition – Buyers notice the little things, especially when they're comparing multiple homes.

Marketing – Your home needs to be seen by the right buyers, not just listed online and forgotten.

Strategy – Knowing when to adjust the price, change the marketing, or simply stay the course can make a big difference.

Every property is different. That's why I don't believe in putting every listing through the same cookie-cutter marketing plan.

The goal is to find someone who can afford the rent, has a history of paying on time, will take care of the property, and plans to stay.

A good tenant-placement process should include:

• Advertising the property correctly
• Responding to inquiries
• Scheduling and conducting showings
• Reviewing applications
• Verifying income and rental history
• Completing background and credit screening
• Preparing the lease and move-in documents

Taking the time to complete each step can prevent much larger problems later.
