NEW CONSTRUCTION ADU PROJECT SERIES – PHASE 3: EXTERIOR & INFRASTRUCTURE

Big milestones are being hit as this vision takes shape! From the rooftop terrace coming together to the bathroom skylight filling the space with natural light, every detail is moving us closer to the finish line.

The essentials are locked in—mechanical, electrical, plumbing, and gas. We’ve leveled the landscape, polished the concrete floors for a sleek, minimal finish, welded the staircase, and installed the HVAC. It’s all coming together piece by piece!

Before diving inside, we focused on sealing the exterior with the roof, stucco prep, windows, and exterior sliding doors. These vital steps ensure the interior is “water tight” and ready for the next phase.

Back with a long-overdue ADU update—tucked in the heart of Highland Park, the little corner of Northeast LA.

What began back in June of last year is now entering the final stretch. After a pause earlier this year—due to the devastating SoCal fires and a busy season of career movement—progress is back in full swing.

Recent highlights:

• Aluminum sliding glass doors installed to fully seal the exterior and make the structure “watertight”
• Scaffold setup + stucco prep
• Sliding window frames installed
• Terrace rail welded
• Torch-down roofing added for waterproofing
• Full scaffold wrap completed
• Waterproof paper and metal lath installed for stucco base
• Interior layout shaping up—living area, future bathroom, and rooftop terrace all coming together

Looking forward to the next phase as the interior build-out begins.

NEW CONSTRUCTION ADU PROJECT SERIES – PHASE 2: FRAMING

The barebones of the ADU Project are officially up, and it’s all starting to take shape! Once the foundation was set, framing kicked off with wooden beams going up fast. At first, the inside looked like a maze of planks, but the exterior gave us a glimpse of what the final unit will look like. This phase may seem quick, but it took serious precision and skill from the Klacen Group team to get everything framed to exact specs. Every beam matters, and watching it all come together has been so dope to witness.

NEW CONSTRUCTION ADU PROJECT SERIES – PHASE 1: SITE PREP & FOUNDATION

So much has changed in the backyard in the span of two months, from the initial site work prep to offer a clean, stable base for the cement to rest on, brush removal, to trenches being dug out around the footprint of the ADU and outside that space to lay the foundation and run utilities like water, gas, and electricity. After trenches were dug, wooden planks created the skeleton of the foundation, followed by rebar, which was then filled with concrete.

Since the ADU is built on a hillside near an alleyway with limited car access, moving materials in and out of the site required more labor. Luckily, a few vehicles could squeeze in and make it up.

Next up. . .framing!

Real Estate Investor & Developer Era! 🔨🚜🚧

We broke ground a little over a month ago on our new construction ADU project in the backyard of our NELA neighborhood, Highland Park!! What turned into an idea during the pandemic is now coming to life. Salute to la familia for coming together and working towards the same vision.
