New Homes Offer Better Value Nationwide
In today’s market, new construction homes are increasingly offering compelling value for buyers. Builders are responding to limited resale inventory by not only cutting prices, but also offering incentives—like mortgage rate buydowns—that most existing home sellers simply can’t match. With so many homeowners holding onto their current low-rate mortgages, the number of homes for sale remains constrained, making new builds an attractive and often more flexible option.

From my perspective as a Mortgage Loan Originator, Real Estate Associate Broker, and Certified Residential Appraiser, I’ve seen firsthand how increased building activity in certain markets can create real affordability gains. More choices mean more competition among builders—which translates into better deals and more negotiating power for buyers.

If you’re considering a move, it’s worth comparing both new and resale options, especially while these builder incentives are available. It’s important to note, though, that affordability gains may be temporary if permitting continues to slow. Ongoing construction and streamlined local regulations remain key to keeping options open for homebuyers.

With my background in valuation, lending, and real estate, I’m always here to help you weigh your choices and make the most informed decision possible.

60% Prefer Co-Buying to Waiting Alone
Co-buying is clearly resonating with today’s buyers. According to a recent national survey, 60% of Americans would rather purchase half a home with someone else now than continue renting while waiting for solo homeownership to become feasible. Affordability continues to be the driving force—94% of respondents pointed to reasons like sharing monthly mortgage payments, splitting down payments, or simply being able to access a better home.

What’s interesting from my perspective as a Mortgage Loan Originator, Real Estate Associate Broker, and Certified Residential Appraiser is the way co-buying is evolving. Family remains the most common path—68% are open to buying with relatives—but there’s a growing openness among younger and lower-income buyers to co-purchase with friends as well. Nearly all prospective co-buyers want written agreements that clearly lay out exit strategies and payment terms, which is a smart move to protect everyone involved.

Brokers can add substantial value here, especially as almost a third of buyers (29%) are turning to non-traditional down payment sources. Co-buying is more than a financial arrangement for many: 61% view it with the seriousness of marriage, and half see it as a way to avoid living alone later in life. As someone who’s spent decades helping clients navigate both financing and property decisions, it’s clear that the definition of homeownership is shifting—sometimes, partnership is the key to opening new doors.

Homeownership Costs Go Beyond the Price Tag
When considering the true cost of homeownership, it’s essential to look past the sticker price. Recent research highlights that annual ownership cost—including mortgage interest, taxes, depreciation, risk, and appreciation—can be just as important as the purchase price itself. On average, economists estimate this annual user cost at about 5% of a home’s value nationwide, but local variation is significant: some properties are closer to 7%, others as low as 2%.

For example, two homes priced at $500,000 may have yearly ownership costs that differ dramatically—one at around $35,000 per year (7%), another at just $10,000 (2%). This range makes comparing annual ownership expenses with local rent—not just the price tag—a far more practical approach when deciding where to live.

It’s also worth noting that before the 2018 federal tax law, itemizing deductions could reduce effective ownership costs. Since then, most owners take the standard deduction, which means home-related tax benefits have diminished.

With my experience in mortgage lending, real estate brokerage, and property valuation, I help clients see the full financial picture—beyond the initial purchase price. Taking annual ownership costs into account provides a clearer, more confident path to homeownership and investment decisions.

New home sales rebound as builders chase buyers' budgets
August saw a notable rebound in US new home sales, marking the fastest pace in eight months—though activity still trails last year by 2%. Builders are responding to buyers’ tighter budgets with price reductions and incentives, bringing the median sales price down to $393,700. As someone who works daily at the intersection of lending, property valuation, and real estate brokerage, I’m closely watching how high inventory and cautious builder sentiment—largely a result of rising financing costs—are shaping the landscape for buyers and sellers alike. Understanding both the numbers and the motivations behind them is crucial in markets like California, Texas, and Nebraska. My approach draws on decades of insight to help clients make informed decisions as they navigate changing conditions. Building relationships for life means staying attuned to every shift that impacts your financing and property goals.

Smaller Down Payments Give Buyers More Room, But Rates Limit The Savings
Recently, typical homebuyer down payments fell to $27,100 in Q2 2026—the lowest we've seen since 2021. This shift is largely a reflection of increased inventory and easing list prices, offering buyers a bit more flexibility at the outset. However, it's important to keep in mind that while lower down payments can free up cash, the impact of higher mortgage rates is making monthly payments more challenging. Down payment amounts can also differ depending on how competitive the local market is.

With my background in lending, real estate brokerage, and property valuation, I always encourage clients to look at the full financial picture. It's not just about the initial down payment—understanding how shifting rates and market conditions affect your long-term affordability is key. My goal is to help you navigate these variables so you can make confident financing decisions, whether you’re buying, refinancing, or investing.

Mortgage Rates Aren’t Backing Down Yet
Mortgage rates are holding firm near 7%, and for now, that’s the reality buyers, investors, and homeowners need to plan around. With inflation remaining stubborn and the Fed signaling a possible hike, borrowing costs could stay elevated—or even rise further. On top of that, wider spreads in the mortgage-backed securities market are adding to the upward pressure on rates.

As someone who’s spent decades in mortgage lending, real estate, and property valuation, I know how these market forces directly impact your options—whether you’re exploring a new purchase, considering a refinance, or weighing investment opportunities. A significant drop in rates will likely require steady progress on inflation, calmer long-term yields, clear signals from the Fed, and healthier MBS spreads. Until those stars align, it’s wise to use today’s rates as your working baseline and see any future rate relief as an added bonus. My goal is always to help you make decisions with clarity, confidence, and a full understanding of the landscape.

Homebuyers Can Shape Their Mortgage Rate
Many homebuyers are surprised to learn just how much influence they have over their own mortgage rate. An analysis of 1.35 million US purchase loans from early 2023 through late 2025 found that, even within the same month, rates varied widely—by as much as 93 basis points for the middle 80% of borrowers. For those budgeting around $2,000 a month, that translates to about $28,400 in purchasing power.

From my perspective as both a mortgage loan originator and a real estate appraiser, the most critical factor is your credit score. Moving your score from the high 600s up to 720 can make a notable difference, with the thresholds at 700 and 720 being particularly important. But there’s another lever within your reach: comparison shopping. Among retail lenders, choosing a very competitive option rather than a typical one could save you about 19 basis points, or roughly $5,800 on your loan.

Interestingly, putting 20% down improved the rate by just 0.7 basis points—minimal compared to the savings from avoiding mortgage insurance.

Having worked in lending, valuation, and real estate for three decades, I know that understanding these details can help you make smarter, more confident decisions on your path to homeownership.
