Nina Grayson is a Realtor® with EXP Luxury Division at eXp Realty of Greater Los Angeles, Inc. Nina provides high-level real estate services to Residential, Probate, and Trust clients in Traditional and Luxury markets. Coined "The Probate & Trust Specialist," Nina is a sought after expert in Traditional and Luxury Probate and Trust transactions throughout Los Angeles County. Here's some of Nina's Story....

"When my mother passed, I served as the Executrix of her estate. It was one of the hardest things I’ve ever had to do. I was so grateful to the people who were there to help me during that difficult time and during the process of finalizing her estate, that I decided I would find a way to help others in the same situation through my real estate business." "I now get to serve individuals and families throughout Los Angeles County, with some of the most complex probate and trust transactions, particularly in the Luxury market. I get to help these families build, protect, and enjoy their family legacy. "

"One of my personal values is to give back to community, particularly serving others in need. I am an active supporter of ending homelessness, contributing to Habitat for Humanity, and a ensuring that those in need of clean drinking water can live with dignity by contributing to Charity Water. I also do community outreach to educate others in how to create wealth through real estate." "I look forward to meeting you, creating a great relationship, and serving you in all of your real estate needs."

July 1 New California law: requires food manufacturers to only use one of two date labels for food product quality or safety in the state of California:

“BEST if Used by” or “BEST if Used or Frozen by”: used to indicate the peak freshness, or quality.

“USE by” or “USE by or Freeze by”: used to indicate when a food item is no longer safe to eat.

Consumers will have only two labels to understand the quality and safety of a food item, starting July 1.

Yes on SB 417 The Veterans and Affordable Housing Bond Act.

Now headed to Gov. Gavin Newsom before it goes on the November ballot, "Among other provisions of the bill, roughly $5.5 billion is allocated for multi-family housing, more than $1 billion for formerly homeless individuals and more than $1 billion for homeownership programs. The bill also stipulates that some of the bond money will pay for housing for farmworkers, students and tribal members. Approximately $10 billion in general obligation bonds are included in the housing bond to help pay for affordable rental housing and home ownership programs, and $1.25 billion would be used to help pay for veterans housing programs."

Opponents argue why add $10 billion in more debt to CA's deficit, while supporters say this will help the more than 180,000 homeless and underhoused in CA; "the bond would allocate billions of dollars of construction and acquisition, as well as rehabilitating existing housing. Any new construction of multi-family housing projects would have to keep at least 10% of new units available for affordable housing to qualify for any of the bond money, and roughly $150 million would be allocated to housing former foster youth and homeless young adults."

Average rents for a 1 bed apartment in LA start at $1800 and in the Bay Area $2000. To buy the statewide median-priced single-family home in California ($843,390), you need a minimum annual qualifying income of $204,800, assuming today's current interest rate of ~6.4% and 10% down.

(The Center Square) – Just two days after California senators announced an $11.25 billion housing bond bill, the Assembly and Senate passed the bond that's designed to help veterans keep a roof over their heads and keep housing affordable for everyone. The bill now heads to Gov. Gavin Newsom’s d...
