Been awhile since I have posted. That time of year where I begin my continuing education requirements as necessary by Ohio law in an effort to better serve the public. One thing that I wanted to discuss as this is an ongoing theme is in relation to seller denials of Home inspections. True as it may under Ohio Law, no seller is obligated to allow an inspector to enter the premises, therefore putting additional pressure on the buyer. Nonetheless I would always recommend a home inspection prior to closing, and it is commonly the next step after a contract between seller and Buyer is official. You have the right to be informed of what you are buying. At some point in the future I believe it will be mandatory during all real estate transactions, however as of now it is not. A real estate that is ethical would illustrate the pros and cons of waiving a home inspection. At one time I was a client and I would have never purchased a home without having one performed, and over my search I did have 3 performed . If I would have been denied by the seller, I would have refused and moved on.
