What most people don't understand is the financial consequences if you should roll your closing costs into your mortgage. Rolling your closing costs into your mortgage means you are paying interest on the closing costs over the life of the loan. For example, say your closing costs are $10,000 and your mortgage has an interest rate of 4% over a 30-year term. Your monthly mortgage payment would increase by almost $48 per month, and you would pay $17,187 over the term.
