You can hear the live music drifting from the farmers market, the fish is fresh, and I couldn't resist buying some spectacular mussels. The pups are out, neighbors are catching up, and everyone is just enjoying this beautiful little bubble we call Sausalito (thank you, Mrs. Stanford!).

Right behind the fruit stands, fresh bread, and the best croissants, a group of friends is playing volleyball. Next up: a margarita at Copita before lunch, and capping it off with Lapert’s Ice Cream. Kona Coffee is my absolute favorite, though Louis doesn't love it when I don't share with him. 🍦☕️

Celebrating Maria’s birthday at Sushi Ran was pure magic. Authentic Japanese excellence paired perfectly with that unforgettable Sausalito ambiance. The service was superb, and the food was truly an affair to remember.

Jobs are still being created. Wages are cooling. And the economy isn't overheating — or falling apart.

That's actually good news for housing.

Here's what it means: buyers still have income and jobs, even if the market feels calmer than it did a year or two ago.

On rates? Don't expect a quick drop. Higher oil prices + steady employment = the Fed has no urgency to cut. We're in "higher for longer" territory — think stability, not swings.
This week, watch the CPI inflation report (expected at 3.7% year-over-year) and Retail Sales data. Those two numbers will tell us how long rates stay range-bound.

Monday lunch in Sausalito means a table facing the water, no rush, and someone's dog wandering past your chair for the third time.
The ferry just docked. The fog burned off around 11. Sourdough, local oysters, a glass of something cold.

What a grey May Saturday — but a perfect one! 🙌 We had an amazing turnout for our community shredding event in Sausalito. Mindy, Joan, the Castro family, Charles, Tim, Nico, Olivia, Leana from the Mallory Gaston Foundation, and so many more came out to safely dispose of old documents — plus coffee and sweets! Even some kids stopped by on their way to baseball. ⚾ My wife and I are so proud to be part of this community. See you next year! Alright, alright, alright. 😎
