That combination is the hard part. Plenty of properties on the Peninsula have the space. Fewer have it this close to B Street.

Six hundred square feet of private outdoor space. In San Francisco.

That’s not a balcony. That’s a backyard, six floors up, looking out over Mission Creek.

I’ve sold and toured a lot of condos on this side of the city, and the outdoor space is almost always the compromise — a slab big enough for two chairs and a grill you’re not technically supposed to have. This one is a room. You can put a table for eight out there and still have space left over.

The rest of the unit is a 2 bed, 2 bath open plan at 235 Berry Street, but the patio is the reason to see it in person. Photos flatten it.

What’s around it matters too: Mission Creek Park is out the front door, the boathouse is a block down if you want to kayak out toward McCovey Cove, Caltrain at 4th & King is two blocks, and Oracle Park is a walk. Chase Center is one stop on the T.

Units in this building come up a few times a year. This much private outdoor space on the water doesn’t.
