Sometimes the best getaways are the ones where you don’t have to plan much at all. 🐾🍷

We recently spent a few days at Carneros Resort and Spa in Napa, and it was the perfect little escape.

The cottages have spacious private yards, which made it especially easy to bring our dog along and actually relax. With three restaurants on property, including Boon Fly Café, you really don’t have to go far for a great meal.

And when you do feel like exploring, downtown Napa and Sonoma are just a short drive away.

Add in two beautiful pools, gorgeous Napa Valley views, and plenty of quiet time, and it was exactly the kind of getaway we needed.

We loved every minute and are already looking forward to going back. ❤️

If you and your four-legged companion love getting outside, here are a few local favorites to explore:

🐶 Seal Point Dog Park – One of the Peninsula's best off-leash dog parks, with plenty of room to run and beautiful Bay views.

🌿 Laurelwood Park – Enjoy scenic hiking trails, peaceful surroundings, and a great workout for both you and your pup.

🌊 Coyote Point Recreation Area – A local favorite for waterfront walks, open green space, and spectacular Bay views. It's a wonderful place to spend an afternoon together.

Would you list your home publicly on day one… if you didn't have to?

Many sellers assume the MLS is always the first step.

But today's data tells a different story.

A University of Georgia study analyzing more than 700,000 home sales found that homes marketed privately sold for an average of 1.7% more than comparable public listings. For luxury homes, that difference can exceed 8%.

That's one of the reasons I like discussing Compass's 3-Phased Marketing Strategy with sellers before listing their home.

By starting with a private launch, sellers can generate early interest, gather valuable market feedback, and make adjustments before the home is exposed to the broader market.

Compass sellers who begin with this approach have also seen 2.9% higher sale prices and 30% fewer price reductions compared to listing publicly from day one.

Every home—and every seller—is different. The right strategy depends on your goals, your timeline, and current market conditions.
