Here's what the numbers don't tell you.

Full bath in the hallway AND a full ensuite at this size is rare. Two bedrooms open directly to the yard. Built-ins throughout. Good natural light.

And there's a bonus office space. In Burlingame, going from a 3-bed to a 4-bed can add a million dollars or more to the price. That extra room matters more here than almost anywhere else on the Peninsula.

Burlingame has a neighborhood most buyers overlook.

Ray Park is 100% ranch style. No stairs. Attached garage. The kitchen or living room opens straight to the backyard. These floor plans are open in a way the older Easton Addition homes just aren't.

Ranch floor plans in Burlingame at this price point don't sit long.

At $5M in Burlingame, the neighborhood you pick changes everything.

Burlingame Hills gives you larger square footage and views, east of Skyline.

Burlingame Park gives you bigger lots, and you can walk to Burlingame Ave.

Easton Edition runs smaller at around 6,000 square foot lots but puts you walking distance to Broadway, and close to Millbrae BART and Caltrain if you commute to SF.

Same price. Completely different lifestyle.

There's a $5M Hillsborough property where the topography alone drives the price up significantly.

Flat usable lot on a steep upslope street. One-level floor plan. 3,100 sq ft main house plus a 500 sq ft ADU. $300K in renovations completed in the last six months, including new hardwood floors throughout.

This is one of the harder combos to find at this price point in the Peninsula.

There's a private lake in the middle of a Redwood City neighborhood that most people have never heard of.

Emerald Lake Country Club. About 50 members. The man-made lake was dammed back in the 1920s. Originally built as a weekend resort retreat for wealthy San Francisco families.

Redwood City gets all the credit for the weather...

But San Carlos sits right next to it, and most people sleep on it completely.

Parks, walkability, free downtown parking, and a location that splits the difference between SF and Silicon Valley. It checks every box.

Our newest listing is 429 Virginia in San Mateo. This home checks a ton of boxes for buyers looking for a good-sized home. It is actually the third-largest home to come on the market in Baywood in the last year. This home is pretty large at 3,270 s/f, with five bedrooms plus an office. On the main level are two bedrooms plus an office, which I think is hard to find, and on the second level is a large family room (plus another on the main level too). The yard is huge, with a grassy area, outdoor kitchen, basketball hoop, hot tub, and studio with ADU possibilities. The lot size is 8,605 s/f. Homes rarely come up for sale in Baywood, with just six sales so far this year. It is priced at $3,795,000, and is open today and tomorrow.

Burlingame home prices just jumped heading into 2026... and depending on which side of the transaction you're on, this data hits very differently.
