SF Bay Area market is hot largely due to the low inventory.
NAR released September sales data yesterday. Though many Bay Area markets have seen strong, sometimes very strong, rebounds in median sales prices in 2023, generally speaking, the overall national market has rebounded closer to 2022 peak house prices.
However, with the recent increase in interest rates, actually hitting 8% last week, we’re now seeing an increasingly large proportion of all cash buyers out there. Especially, for the higher end properties.

According to NAR, the national percentage of all-cash buyers in September was at its highest point in 8+ years. An increased percentage of total sales does not necessarily mean an increase in the actual number of all-cash buyers. But as a share of the market, all-cash buyers are participating more actively than those requiring loans.

The surprisingly quick recovery (of the housing market) suggests that the residential real-estate downturn is turning out to be shorter and shallower than many housing economists expected after mortgage rates soared last year….There are still aren’t enough homes for sale to meet demand.” ( the Wall Street Journal, 9/8/23).

Generally speaking, the market rebounded much more strongly in 2023 than seemed possible at the end of 2022.
For all Bay Area counties we expect to see substantial activity this fall. September and French sees a considerable jump in new listings coming on market. We also expect that year-over-year median home sales price appreciation will soon turn positive again after 12 months of declines.

Generally speaking, the market slowed in July, a common season trend, and August is usually one the quietest months of the year . Underlying economic dynamics - interest rates, inflation, financial markets, employment - remain on the same general tracks as in recent months. The Consumer Confidence Index jumped in July, hitting its best reading since October 2021.
The number of homes coming on market in the 7 counties of the San Francisco and San Jose metro areas dropped 32% from the previous 12-,path period: 22,000 fewer properties were put up for sale. Along with the recovery in buyer demand and improvements in the general economy, this has been a defining factor in 2023’s market conditions.
