The biggest takeaway from May's market data? Well-priced homes are selling faster.

Across Whatcom, Skagit, Snohomish, King, Pierce, and Thurston counties, homes continued to sell for an average of 99.3% to 100.4% of list price. At the same time, days on market dropped in most counties, with some of the largest improvements seen in Whatcom, Skagit, and Thurston counties.

While new listings increased in 5 of the 6 counties, buyers aren't simply buying everything that hits the market. They're responding quickly to homes that are priced correctly and represent strong value.

Why does this matter for sellers?

Many homeowners assume they should "leave room to negotiate" by pricing high. In today's market, overpricing can actually work against you. Buyers have more inventory to choose from than they did a few months ago, and they're becoming increasingly selective. Homes that are priced appropriately from the start tend to generate more interest, sell faster, and often achieve stronger overall results.

The data continues to show that strategic pricing matters. The first few weeks on the market are often the most important, and pricing correctly from day one can make a significant difference in both market time and final sales price.
