That does not mean you should pay chicken prices for an omelet you still have to cook yourself.
Price the house based on what it is today—not exclusively on the fabulous life someone could theoretically create after six contractors, nine months, and a small emotional collapse.

The Swale: Your Yard’s Tiny, Unassuming Water Manager
A swale is a shallow, gently sloped channel designed to move or temporarily hold rainwater.

It sounds like either a fancy scarf or something a pirate might yell, but a swale is actually a shallow landscaped channel that helps direct water away from places it should not be.
Like your foundation.
Which is apparently where water would most like to live.
Swales can be grassy, landscaped, obvious, or so subtle that you never notice them—until someone fills one in and the basement begins developing its own indoor water feature.
Glamorous? No.
Quietly doing the Lord’s drainage work? Absolutely.

Realtor Reality:
It’s 91 degrees outside.
The vacant house has been closed up for three weeks.
There is no air-conditioning.
Every curtain is shut.
The basement dehumidifier is producing a noise normally associated with maritime distress.
And now I must walk calmly through the home saying things like:
“This room gets lovely natural light.”
As all four of us begin gently expiring.

Market Monday!

The Vermont housing market has entered its “it’s complicated” era.

Compared with last June, Vermont had more new listings and more closed sales—but the statewide median price was actually down slightly.
Translation: the market hasn’t stopped moving. Buyers just aren’t throwing themselves bodily at every house with a roof anymore.
The homes that are priced well, presented well, and make sense are still moving. The homes that are aspirationally priced because someone’s neighbor sold during the 2021 Hunger Games? Those may be sitting.
This is not a crash. It’s a market requiring slightly more thought than “list it Thursday and collect 14 offers Sunday.”

Vermont’s June 2026 numbers support this: new listings rose 7.4%, closed sales rose 10.4%, and the median sales price fell 2.1% year over year.

Negative grading.
This is when the ground slopes toward your house instead of away from it.
Which is rude.

MARKET MONDAY
Real estate math is not normal math.
A buyer will say a house is “only $20k overpriced” like that is not a whole used Subaru and several emotional support appliances.
Meanwhile, sellers will hear “priced a little high” and translate it as:
“So you hate my family and everything we’ve built.”
Pricing is not personal.
It is just the market standing there with a clipboard, quietly ruining everyone’s feelings.

One underrated listing feature:
A normal driveway.
Not glamorous. Not sexy. Not getting its own HGTV reveal.
But a driveway where you can turn around, park like a human, and not reverse into traffic while praying?
Luxury.
Granite counters are nice.
Not needing a three-point panic maneuver every morning is nicer.
