We provide all of the Vermont real estate services that other firms do but we simply charge less real estate commission. We also offer additional services including the ability for sellers to list on the Vermont MLS without a full service agent.

We charge $3,800 for every seller regardless of the price of the home and we charge $3,800 for every buyer regardless of the price of the home.

At Flat Fee we believe that agent fees should be as transparent as possible and that buyers and sellers should know what agent fees will cost them before signing an agreement with an agent. For these reasons we support this lawsuit (as well as the recent other lawsuits against the Realtors) and hope that it makes firms more transparent about the high fees they charge buyers and sellers. At Flat Fee our clients always pay the same low flat fee of $3,800 which makes us more transparent and fairer than most Realtors whose fees tend to vary based upon the price of the home. We hope that Zillow and the Realtors will join us in providing consumers with more transparency when it comes to who pays and how the fees are included in the sale price of the home. Thank you.

On July 15, 2024, the Vermont based MLS system will change its rules based upon a settlement by the National Association of Realtors in a lawsuit brought by consumers claiming violations of antitrust laws. In addition to the $400 million in damages the Realtors paid, they agreed to prohibit the MLS from including commissions for real estate agents. The new rules also require a buyer to sign a buyer agency agreement under Vermont's Real Estate Commission rules before an agent can show them a home. We believe this is a very positive development for both buyers and sellers as it will strip the buyer agent fees out of the price of the home and allow buyers to negotiate lower fees with agents. Flat Fee has always believed in a more transparent system and that is why we have always charged a flat fee for our buyer services. We understand that buyers do not have to hire an agent but if they do the fees should be affordable. Our flat fee for buyer representation is $3,500, the same fee cited in this story.

Despite many past assurances to the contrary, buyer agent services were never free. Buyer agent fees were included in the price the buyer paid for the home.

Now with this settlement buyer agent fees will no longer be included in the price of the home. Buyers will pay a lower price for the home and if they want buyer agent representation they will negotiate the fees directly with their own buyer agent.

We welcome this change because we believe that our buyer agent fee of $3,500 is one of the lowest if not the lowest in Vermont. Most firms charge 2.5% - 3% of the purchase price for the same services we provide, which we believe is much too high for the value being provided.

We look forward to more transparency for buyers and for buyers to finally after decades of paying inflated buyer agent fees to pay a fair price for the services provided.
