You canā€™t sell your home in Massachusetts without a smoke and carbon monoxide inspection from your local fire department!

This has to be done and passed before the closing, and itā€™s totally separate from the buyerā€™s home inspection.

Donā€™t wait until the last minute to schedule your inspection - because there are multiple requirements you need to meet based on the age of your home.

A couple of things you might not know:

- You need a visible house number on your exterior

- If you have a combo smoke x carbon monoxide alarm, itā€™s a requirement for the detector to talk when set off to distinguish which alarm is going off.

- If you have a battery powered detector, it needs to have a 10-year seal.

- ALL smoke detectors (battery powered or hardwired) expire after 10 years.

A reminder for home sellers as SOON as your home is under agreement!

The final walkthrough is typically either the day before, or the day of closingā€¦ which means all of your junk has gotta go!
Itā€™s going to take you a lot longer than you think to pack, so getting started the earlier the better.

Donā€™t forget to check places like the attic, the basement, garage, behind your shed, under your deck, under your stairs, and so on.

Your buyers probably do not want your extra wood, paint cans, cinderblocks, or gardening tools.

Get everything out before closing day, and avoid any possible holdbacks!

I just tried JulieAnneā€™s in Burlington! ā˜•ļøšŸ„Æ This adorable new cafĆ© just opened a couple months ago on Cambridge Street.

They offer breakfast, lunch, baked goods, custom cakes and desserts made-to-order, catering, and they even have an Afternoon Tea service!

I popped in last weekend and tried the bacon, egg, & cheese on an everything bagel (delicious), and the Iced Peach Cobbler latte (one of their summer specials).

They have gluten-free and nut-free options, and have such a variety of baked goods from muffins, scones, cupcakes, brownies, pies, & more.
