RECENT INTERVIEW with local CBS station regarding the intense rental market in Burlington and VT. Honestly, I don’t have the answers.

This time of year, many apartment leases are switching over, but finding an apartment is tough for many renters.

TAKE ADVANTAGE of your apartment inquiries. When we post an ad on Zillow, we will receive no less than 50 inquiries in the first 3 hours and approximately 100 inquiries in the 1st 24 hours. We limit our 1st showing time frame to 3-5 quality individuals.

HOW DO WE DECIDE who to show it to? With so many inquiries, we tend to look at the inquiries where people take a moment to share something about themselves. How many occupants, if they have pets, if they will be working or in school and anything else you think might assist you in getting chosen for one of the showing slots.

APARTMENT HUNTING--> TIP OF THE DAY: I feel it is important that you actually read the ad verbiage, check the available date, parking, pet policy etc. When I receive inquiries that ask questions I already noted in the ad, I'm not likely to chose that party for a showing.

SCAMMERS AT WORK in sublet & temporary section of CL.

Here’s my ad for 458 S Union 2 and a scammers ad using my general ad and photos.

Scammers are now posting more in sublets and temporary, since many of us flag/delete the SCAM ads in the apartment for rent section.

RENTAL SCAMS are rampant! Craigslist is #1 though FaceBook Housing Groups are being affected daily.
Recently interviewed by local news media. I will list the 10 most important things to look for in my next post.

Here’s the story:

Local landlords are trying to stop it, but scammers are listing properties that aren’t for rent. That has them trying to warn people of fake ads online at a time when many are scrambling to find housing.

REMINDERS to keep pipes from freezing in these frigid temperatures:

1. Please leave cabinet doors ajar or open under any sink that’s on an outside wall. If you have a pet, make sure there are no chemicals under the sink.

2. It is recommend that at night, you keep the heat in your home at the same temperature you have it set at during the day.

3. If it’s going below 0 and you feel the kitchen and under the sink will not be warm enough, you can leave the cold water dripping out of the faucet.

Our painter, snow removal specialist and friend of BTV Property Management, LLC for 14 years, Bradley Beartheaume passed away unexpectedly on Sunday 1/24. Most of my tenants live in an apartment, House or condo that Brad painted.
Our condolences to his wife, Darlene.

Demand is high-supply low!
People are not leaving Vermont so fast this summer with the lowest Covid rate in the US.
On occasion we have no apartments advertised, though it’s not the norm this time of year. It seems we usually had 5-15 ads on any given day. The reason for no availability is not that people are not looking for apartments, the reason is few people who live IN Burlington are moving. Certainly they are not moving out of state as they had been. Right now the way I see it is, the demand for housing is great, with 8 of every 10 inquiries coming from someone out of state. I have rented a few units every week for months to people moving to the Burlington area from out of state.
With more people opting to stay in Burlington & VT where our Covid rate is low, it seems to me there’s not enough housing (1-3 bedroom apartments) to meet the needs.

I want to end with a caution for rental ad SCAMS that are rampant. People keep bringing places to my attention because the scammers are using my photos, or listing a unit I have as a scam for less money. A few telltale signs of scam ad:

1. Hard to contact anyone. Though that can be true of all Landlord’s or Managers.

2. Their emails are not usually written with proper English. They use words like the “flat” which is more European and not how most refer to apartments here. They often talk about their representatives and refer to them as Mr or Mrs. and not their first names.

3. They will come up with excuses for your not being able to see the place in person which is tough, because most of mine you cannot view in person at this time. Though you should be able to take a FaceTime or Skype tour.

4. If it’s in Burlington go the the Burlington City Property Database and search for the validity of the property. You can search by address, street name or owners. https://property.burlingtonvt.gov

5. Call Burlington Code Enforcememt if you are suspicious. They can at least tell you if an address is a rental property and maybe can assist further. 802-863-0442
