Let’s talk about the difference between home inspection and appraisal.

A home inspection and a home appraisal are both important parts of buying a home, but they serve very different purposes.

Home Inspection
• Conducted by a licensed home inspector.
• Ordered by the buyer (in most cases).
• Evaluates the home’s condition, including:
• Roof
• Foundation
• Plumbing
• Electrical system
• HVAC
• Windows and doors
• Appliances
• Signs of water damage or mold
• The inspector provides a detailed report of defects, safety concerns, and recommended repairs.
• The inspection helps the buyer decide whether to proceed with the purchase, negotiate repairs or credits, or, if allowed by the contract, walk away.

Home Appraisal
• Conducted by a licensed appraiser.
• Usually ordered by the buyer’s lender.
• Determines the home’s fair market value by considering:
• Recent comparable home sales
• Size and layout
• Location
• Condition
• Upgrades and amenities
• The appraisal protects the lender by ensuring the home is worth at least the amount being financed.
• If the appraisal comes in lower than the purchase price, the buyer and seller may need to renegotiate the price, the buyer may pay the difference, or the deal could be canceled depending on the contract terms.

In simple words:
An inspection tells you what condition the house is in.

An appraisal tells the lender what the house is worth.
