🏞️ 8 Reasons Cheap Land Can Be the Most Expensive Land

1. No Utilities Available**
Low-priced land often lacks water, sewer, electricity, or internet access. Installing these can cost **thousands—or even tens of thousands—of dollars.**

2. Septic or Soil Problems**
If the property doesn’t pass a **perc test**, you may not be able to build a home at all, or you may need an expensive engineered septic system.

3. Limited or No Legal Access**
Some inexpensive parcels are **landlocked**, meaning there is no legal road access to reach the property.

4. Zoning Restrictions**
Cheap land may have zoning rules that **limit how the property can be used**, preventing residential construction or certain structures.

5. Flood Zones or Wetlands**
Land located in flood zones or with wetlands may require **special permits, mitigation, or costly construction requirements.**

6. Expensive Site Preparation**
