You got approved for your mortgage — so you’re good to go, right?
Not necessarily.

For years, the rule of thumb was to keep your housing payment around 30% of your monthly income. It’s a solid benchmark, but in today’s market, that number on its own can create a false sense of security.

Because the payment you’re approved for does not equal the full costs you’ll actually be responsible for every month. And the truth is that number can change, quickly and by a lot.

Here’s what often gets overlooked:
🔹 Property taxes that are reassessed after closing
🔹 Homeowners insurance that costs more than expected — and can keep rising
🔹 HOA dues (and surprise special assessments)
🔹 Maintenance, repairs, and real-life utility bills

I’ve worked with enough buyers to know this: the biggest affordability mistakes don’t happen in the loan application. They happen when the full monthly cost of homeownership isn’t part of the conversation.

The 30% rule is still a helpful starting point.
But the real goal? A payment that lets you own your home and still enjoy your life.

While none of us can predict future tax or insurance changes, we can do the due diligence up front, the numbers, look at historical trends, and build a comfortable monthly range so there are fewer surprises later.

“Do I really need title insurance… or is it just another closing cost?” 📄

It’s a fair question, especially for a one-time fee you hope you’ll never use.

Before closing, a title company searches public records to make sure that the property can be transferred to you.

But a title search can only uncover what’s already documented, and not every issue makes it into the records.

So problems can still surface later, like:
▪ unpaid property taxes or old liens
▪ unknown heirs with ownership claims
▪ errors in public records
▪ forged signatures in earlier documents
▪ contractor liens for work completed years ago

Without protection, fixing those issues becomes your legal and financial responsibility.

That’s where title insurance comes in.

There are two different policies:
🏦 The lender’s policy (required for financed purchases) protects the bank for the amount of the loan
It’s a one-time closing cost, and the coverage lasts as long as you own the property.

So is it worth it?
For most buyers, absolutely. It’s protection for your ownership, not just another line item on the closing disclosure.

According to Houzz’s Kitchen Trends Study, wood cabinetry is now the number 1 choice for kitchen remodels.

So what’s showing up in all the dream kitchens right now? 👇

🌿 Medium and light wood tones are leading the way
🎨 Tuxedo kitchens (two-tone cabinets) are still going strong
🪵 Wood islands, especially butcher block, are having a major moment

AI editing and virtual staging are everywhere in real estate photos right now. And when they’re used the right way, they’re actually helpful. They show how an empty space can be lived in, help buyers visualize layout, and make online searching easier.

But there’s a big difference between showing potential and hiding problems.

Here’s how to tell the difference 👇

✨ Helpful:
• Virtual furniture that shows how a room fits a bed, sofa, or dining table
• Clear “digitally staged” labels on the photos
• Original, unstaged photos included in the listing
• Removing clutter or bold décor to highlight the space itself

🚩 Look closer:
• Missing or blurred windows, ceilings, or floors
• Every photo looks altered, with no original versions
• The view in the photos doesn’t match Google Street View 🌆
• Rooms feel much larger than the floor plan suggests
• Curved walls or stretched-looking spaces from extreme wide-angle shots
