SEARCH SERVICES

Special Assessment Searches – Assessments against a property for work done by a public agency are Special Assessments. Tax Inquiries – Paid or delinquent property tax searches from counties throughout the U.S. for lending portfolios to determine if lenders are in a senior position on collateralized loans. INSPECTION SERVICES

Mortgage Inspections with Plat Drawings – Physical inspection of real estate properties for signs of construction, encroachments, set-backs and potential irregularities. A CADD drawing is provided with the footprint of permanent structures on the property. Construction Progress Reports – Physical inspection of new construction for construction draws. Priority Pictures – Pictures by appointment of construction sites to document priority positions clear of mechanics liens. Can be completed prior to and immediately after a closing. Trust Property Inspections – Annual property inspections, with pictures, for institutions with real estate portfolios to meet compliance requirements. Commercial Property Inspections with Plat Drawings – A detailed inspection and drawing or update of a survey for commercial property that can substitute for a survey on small commercial loans. Personal Property Photos – Photographs of personal property as documentation and risk reduction for insurance purposes. Insurance Inspections – Physical inspection of real estate property for insurance purposes. Includes a footprint of the permanent structures on the property and pictures of potential hazards.
