That highest offer sure looks good on paper… but bigger doesn’t always mean better! 🫣
There’s a lot more to an offer than just the price like financing, inspection, contingencies, closing date… all those little details matter.
Sometimes the slightly lower offer is actually the better and safer deal!
So when I tell my sellers, “Hold on, let’s look at ALL of it” 😂 this is exactly why.
Highest offer ≠ best offer. 🔑

Quick Monday reminder 🏡🔍
When it comes to your home inspection, don’t hire someone just because they’re a friend of a friend or they’ll do it cheaper. Saving a little now can cost you A LOT later 🤷🏻‍♀️😬
Hire a professional inspector who knows what to look for and will take the time to do the job right. At the end of the day, you’re the one who will be living with whatever they miss.

A good inspection can uncover issues with:
🏠 Roof
⚡ Electrical
💧 Plumbing
🔥 HVAC
🧱 Foundation
💦 Moisture or water damage
A home can look beautiful and still have expensive problems hiding behind the walls.
Inspection cost = hundreds.
Unexpected repairs = potentially thousands.
👉 Know what you’re buying before you get the keys 🔑

Do I ever stop? No! Because I’m always hungry to learn and grow! 📚🏢
People keep asking me if I work in commercial real estate, and I can’t confidently say yes without having the right knowledge. So, I decided it was time to step up my game, educate myself, and expand my expertise.
I officially completed The Fundamentals of Commercial Real Estate course through Illinois REALTORS®! This is only the beginning, because the more I learn, the better I can serve my clients. 🔑

They start shopping… and I don’t mean for houses!
I’m always saying: PLEASE don’t finance anything, open new credit cards, or make big purchases before closing! 😅
