Still battling housing inventory shortages and we have lots of people looking for homes that can't find them or keep getting outbid 😫 Here is what we're looking for if anyone knows somebody who has been on the fence about selling!

1) Multiple buyers in the College Cultural Neighborhood or Woodcroft Estates in Flint with budgets ranging from around $100,000 or less to $250,000. Some work okay, but nothing needing major rehab.

2) 1,800 - 2,500 square foot ranch for $300,000 or less just about anywhere in Genesee County, but nothing on a well or septic, must have a fireplace, plenty of living space and ideally some historic charm so looking mainly in older neighborhoods. Also, a basement and garage is a must.

3) Fenton, Linden, Holly area under $250,000, criteria is pretty flexible as long as it doesn't need extensive rehab. (Two different people looking for this)

4) Under $300,000, ideally ranch, but flexible, at least 5 acres. Just about anywhere in Genesee County or bordering areas but needs to be in a rural setting. Minimum of 1,500 square feet.

These are the most active but there are many more. I also have people looking for acreage near Fenton, Lakefront near Fenton (under 500k) and more. If you have been on the fence, or know someone that is, let me know!!

Just listed this ranch home in the Woodcroft Estates in Flint. If you aren't familiar, this neighborhood is home to many of the most beautiful homes in the City and has been incredibly well preserved. Back in the day, this was the premier neighborhood in the city and arguably still is! I still drive through sometimes just to look at all the beautiful 1920's mansions, just for fun (maybe that's just because I'm a realtor and I'm weird).

This may not be a mansion but it's a beautiful home at a price point that is rarely found in Woodcroft!

Home searching tip!

Many people know this, but I've noticed I have explained this a lot lately to confused buyers. If you find a home you are interested in on Zillow and you click the "contact agent" button, this does NOT connect you to the listing agent. It will farm you out as a lead to a local agent that pays for Zillow leads in the area and your phone will start ringing.

If you want to talk to the listing agent, scroll down to find their contact information. Additionally, people often tell me they get a better deal if they go through the listing agent. This may be true, unfortunately, if the agent really wants to "double dip", but this shouldn't normally be the case. Our job is to get the best terms for our seller, not the best terms for us. Unless that agent is going to reduce their commission, the seller is still paying the full percent, the listing agent is just taking both sides.
