Title isn’t the flashy part of real estate.
Nobody is posting “clear title” selfies or making cute little graphics about exceptions, easements, liens, encroachments, or old issues sitting in the background of a property.
But here’s the truth:
The boring stuff is usually where the expensive problems live.
A good agent doesn’t have to be the title expert in the room, but they better know enough to ask questions, read what’s in front of them, understand when something doesn’t look right, and bring in the right partners before it becomes a closing-day disaster.
That’s the difference between having people around you and having people who actually protect the client.
Because title issues don’t care that everyone is excited to close.
They don’t care that the moving truck is packed.
They don’t care that the buyer already pictured their couch in the living room.
Details matter.
Partners matter.
And knowing how to slow down long enough to protect your client matters.
