One thing I hate hearing is this:

“Sellers do not want VA buyers.”

Because honestly… that belief holds a lot of veterans back from even trying.

The VA loan itself is not the issue.

What matters is how the offer is structured, how the deal is presented, and having the right strategy in place.

I have helped veterans get offers accepted in competitive situations and I can tell you firsthand that VA buyers absolutely can compete.

Veterans earned this benefit.
They should not feel discouraged from using it.

One of the biggest things holding people back from buying a home is their credit score.

I hear it every week…

“My credit is not good enough.”

But honestly, many buyers are a lot closer than they realize.

There are FHA loan programs that can start around a 580 credit score.
Some options only require around 3.5% down and that money can even come as a gift from family in certain situations.

The biggest mistake people make is ruling themselves out before actually talking to someone.

You do not need perfect credit.
You just need a plan.

This is probably the biggest myth that keeps people from buying a home…

A lot of people think they need 20% down before they can even start looking.

That simply is not true.

Many conventional loans are around 3% to 5% down.
FHA loans are usually around 3.5%.
And VA loans can offer zero down options for eligible buyers.

Even here in our market, I am seeing buyers qualify much sooner than they expected.

Before you talk yourself out of buying… it is worth finding out where you actually stand first.

This is one of the biggest things I see hold buyers back…

A lot of people believe they have to be completely debt free before buying a home.

But that is not always true.

In fact, I have seen situations where paying off certain debts did not improve their position much at all.
And in some cases, it actually delayed them from moving forward.

It is not about being debt free.
It is about how your debt is structured and how it affects your ability to qualify.

Before making big decisions, it is always worth running the numbers.

I hear a lot of people say there’s more inventory now…

And that’s true, but here’s what matters:

The homes that are priced right and move-in ready?
They’re still moving quickly.

Those are the ones buyers are waiting for.

So while it might feel like there are more options, the right homes still don’t sit long.

That’s where having a plan, and being ready to act, really matters.

Be honest… are you waiting for the “perfect” time to buy?

I get it, everyone wants:
Lower rates
Lower prices
More options

But the market doesn’t really work that way.

When one thing improves, something else usually becomes more competitive.

And what I see happen all the time is people waiting for everything to line up perfectly…

…and it just doesn’t.

At some point, it becomes less about perfect timing and more about having the right plan.

People assume they’re years away from buying.

But when we actually sit down and look at everything, they’re usually much closer than they thought.

You don’t need to have all the answers.
You don’t need to know the process.

You just need to start the conversation.
