Cincinnati Weekly Market Update: July 4th Holiday Creates Expected Slowdown
• New Listings Drop for the Holiday Week 📉
o 536 new listings, down from 778 (-31.1%)
o This significant decline is typical for the July 4th holiday, as many sellers delayed listing their homes until after the long weekend.
• Pending Sales Ease Lower 🏡
o 492 new pendings, down from 571 (-13.8%)
o Buyer activity also slowed as many consumers paused their home search during the holiday.
• Price Reductions Fall Sharply 🔧
o 264 price reductions, down from 465 (-43.2%)
o With fewer new listings and less overall activity, fewer sellers adjusted pricing.
• Closed Sales Continue to Increase 📊
o 504 closed sales, up from 487 (+3.5%)
o Closings remained strong since they reflect contracts written several weeks earlier.
• Market Pace Slows Slightly ⏳
o Median Days on Market increased to 7 days, up from 5.
o Even with the increase, homes are still selling quickly by historical standards.
• Median Sale Price Pulls Back Slightly 💰
o $325,000, down from $335,000.
o Pricing remains healthy despite the temporary holiday slowdown.
• Sale Price Distribution Remains Stable 🔄
o 65% of homes sold below list price, essentially unchanged from 66% the prior week.
Overall, the July 4th holiday created the expected slowdown in new listings and buyer activity. As has been the pattern in previous years, many sellers likely delayed bringing their homes to market until after the holiday weekend.
