Cincinnati Market Update — Week Ending March 22, 2026

Welcome to your weekly Cincinnati real estate market update — and this week the numbers are painting a picture of a market that's very much in transition as spring gets fully underway.

• New listings held virtually flat at 666, up just 0.6% from 662 the prior week. Supply is steady, which tells us sellers are consistently bringing homes to market but we're not seeing any dramatic inventory surge.
• New pendings came in at 593, down 10.4% from 662 the week before. Buyers are still active, but the gap between new listings and new pendings is worth noting — more homes are coming on than going under contract, which gives buyers just a little more selection than they've had in recent weeks.
• Price reductions ticked up to 238, a 4.8% increase from 227 — a modest but continued upward trend over the past few weeks that suggests some sellers are needing to fine-tune their pricing to attract offers.
• Closed sales were essentially flat at 289, just slightly off from 292 the prior week — a very consistent closing pace that reflects steady, ongoing demand.
• Days on market nudged up to 12 days from 11 — still an incredibly fast market by any measure, but worth watching to see if that trend continues.
• The median sale price came in at $310,000, easing back slightly from $314,050 the prior week, but still well above where we were earlier in the month. Cincinnati home values remain strong.
• And the percentage of sales under list price held steady at 54% for the second consecutive week — a sign of stability on the negotiation front.

This is a market finding its spring rhythm. Supply and demand are moving closer to balance, prices are holding strong, and homes that are priced and presented well are still selling fast.

Celebrating Veterans Day

The end of World War 1 was marked by an armistice of fighting between Germany and the Allied nations on the 11th hour of November 11, 1918. In November 1919, President Woodrow Wilson commemorated this day by proclaiming November 11, Armistice Day.

Armistice Day was made a legal holiday on May 13, 1938. The law was changed on June 1, 1954, to make November 11th, Veterans Day to honor all veterans of all wars.
