It's important...But it isn't the first decision.

Your launch strategy is.

I've seen beautiful homes sit because they launched with poor photos, weak marketing, or the wrong pricing strategy.

I've also seen homes generate incredible interest because every detail was intentional before they ever hit the market.

Your first week is when your listing gets the most attention.

That's when buyers who have been waiting for the right home are watching. You can't recreate that moment with a price reduction three weeks later.

If you only read the headlines, you'd think the housing market is falling apart.
But that's not what the data, or what I'm seeing every day, actually shows.

Yes, existing home sales dipped in June. But at the same time, the national median home price reached another record high.

So what's really happening? Buyers haven't disappeared.

They've become more intentional.

They're comparing more homes, asking more questions, and making sure the one they choose is worth it.

That means sellers can't rely on the market to do the heavy lifting anymore.

Success today comes down to three things:
💰 Pricing your home strategically.
🏡 Presenting it so buyers can picture themselves living there.
📣 Marketing it so the right buyers actually see it.

The homes that get those three things right are still selling.
The ones that don't? They're sitting.

If your home isn't getting the activity you expected, don't assume the market is to blame.
