This was an epic journey for my buyers! I have a fondness for log cabin homes and clients from all over the country find me online to purchase a log cabin in Western PA.

The buyer of 166 Old Farm Road in Somerset County originally reached out to me in September 2022. He was looking for a hunting cabin with some acreage or at least near state game lands for him and his buddies.

166 Old Farm originally came up for sale in July 2023 for $1,450,000. He called me up to schedule an appointment but ultimately he was unable to stop out, had too much going on with his business at the time and lives near the Philadelphia area so it was about an 8 hour round trip for him.

Well, the home never sold and was relisted in April 2024 for $1,100,000. I reached back out to my client and we checked out the home on May 8, 2024. After spending 3 hours touring the home (it's massive 5,321 sq ft on 20 acres with 2 horse barns) he made an all cash offer for asking price!

I have to be straight with you, this is a $3M home. It is one of the most luxurious log cabins I have ever seen. The stone work alone is incredible. Top of the line appliances (Viking stove and refrigerator), 3 fireplaces, hickory wood floors, radiant heat, 2 state of the art equestrian barns with full kitchen, indoor riding arenas and the latest technology for horse care. I can't even list all the amazing features of this home and wish I had more pictures.

I actually had 2 buyers interested, but the other (from Florida) was not so sure about the horse barns, he didn't really want those and he wanted more acreage. At any rate, the seller was very happy to move on, she could not take care of the grounds any longer on her own.

I originally helped the owner of 46 Hempstead in Westview purchase the home back in August 2022. He moved here from California and purchased it sight unseen. The sales price then was $115,000.

He spent the next 2 years living in the home and fixing it up. During his time here, he was able to explore the area more and found a few areas he felt would suit him better. So he was ready to move on and called me up to list his home for sale.

This one was a bit nerve racking for the seller as he had to find a home to buy while his home was for sale with the goal of doing a double closing on the same day so the money was available to make a purchase. In the end everything worked out!

The owner of 2082 Isleworth contacted me in December 2023 to interview me as a possible agent she would like to work with to sell her patio home in The Villas of Isleworth in Cranberry Twp.

Needless to say, she opted to work with me and I had her home listed on January 25, 2024. After holding 2 open houses with 26 potential buyers walking through the doors, we got 3 offers! The multiple offer situation netted my client $12,000 over asking price.

We did have an issue with the appraisal during the transaction...it came in $10,000 short. So the buyer wanted to re-negotiate the price naturally. I requested the appraisal from the buyer to review and noticed the appraiser left out a very important comp that we used to price the home initially that sold for $479,000.

I called the appraiser to discuss the missing comp and as it turned out, she typed in "condo" to find other patio homes that sold in the same neighborhood. The missing comp I wanted her to use was mislabeled as a "townhome" in the MLS by the listing agent of that home. Very important lesson to agents out there, make sure you are representing your listings properly in the MLS!

The appraiser graciously updated the appraisal and we kept the sales price at $452,000.

I represented the seller of 202 Briar Path in Imperial after finding him a home in Cranberry Twp. It was a blistery winter day when I took photos for the home which was listed on January 19, 2024. My drone was being whipped by the wind and it was tough to get outdoor shots!

It only took a quick 3 days to find a buyer who had an interesting loan product that I have since referred to my buyer clients. The lender provided up to $10,000 in down payment assistance as a grant program and a closing cost credit of up to $7,500.
