OLD WIRING!!?

When I'm walking through a property, whether it's with a buyer or scoping out a potential renovation, one of the first things I look at is the electrical system!

Most people don't realize that the type of electrical setup a house has can drastically affect your ability to get homeowner's insurance (or at least make it a lot more expensive!).

If you are house hunting or looking at an investment property, here are the major red flags insurance companies look out for:

K**b & Tube Wiring: Usually found in homes built before 1950. It’s ungrounded, lacks modern insulation, and is a major fire hazard. Many carriers will outright deny coverage until it’s completely replaced.

Aluminum Wiring: Used heavily in the 1960s and 1970s. It expands and contracts more than copper, which can cause loose connections and overheating. You might need a special inspection or costly retrofitting to get insured.

Federal Pacific & Zinsco Panels: These specific brands have a notorious history of circuit breakers failing to trip when overloaded, causing fires. Insurers almost always require these to be swapped out before they will write a policy.

60-Amp Service: Modern homes need 100 to 200 amps to handle our TVs, computers, and modern appliances. 60 amps just isn't enough, and insurers know this leads to dangerous, overloaded circuits.

The Takeaway: Don't let the electrical system be a surprise after your offer is accepted. An outdated system might mean you're paying significantly higher insurance premiums, or the insurance company might require you to replace the panel within 30 days of closing just to keep your coverage.
