Historically, October is one of the busiest months in real estate for Butte - and Uptown is no different. With two more closed sales over the past seven days and four scheduled to close this week, transactional volume may just surpass October's 2025 numbers. Both sales this past week registered in the $300-$400k bracket, which is substantially more than the $249k Median Price Point for Active Properties and $220K Median Price Point for Pending Properties. Will the last week of the month prove to be a treat for the market or will we get tricks as we move closer to the holiday season?

The Covellite is bringing back one of our favorite October traditions for the 3rd Annual Rocky Horror Picture Show, with two nights of costumes, camp, audience participation, and all the wonderfully unhinged fun that comes with a Rocky Horror night.

They'll kick things off with a special pre-show hosted by Boxcar Billy Butte and Luca Mele, followed by The Rocky Horror Picture Show at 10PM with a live shadow cast bringing the madness to the stage.

Never been to Rocky Horror before? Perfect. Come ready to participate, make some noise, and have fun with it. Costumes are highly encouraged, and the more outrageous, the better.

Let's take a look at what's happening North of Front Street in the largest National Historic Landmark District in the American West!

Another week of strong closing activity is in the books with over 30% of the previously pending transactions transferring ownership. 40% of those deals saw sales prices either at full asking or over asking, while the other 60% sold for under their initial asking price. Those that closed at/above list were active for less than a week while those that closed under asking were on the market, on average, over 100 days before accepting a contract - showing that condition, location, and pricing are more important than ever in a mixed market.

Momentum at the closing table continues with three more properties changing hands over the past week. While two-thirds of those listings realized prices above the current median price point, all three closed at a discounted price of what they originally hit the market at.
