Week 4: Know Your Tolerance & Budget for Upgrades

All homes require maintenance and upkeep. Buildings a century old or more are absolutely no exception to this rule. You might be able to afford the mortgage on the property but can you afford an unexpected fix or necessary upgrade?

Mechanical systems (heat, electrical, and plumbing) and the envelope of your home (roof, windows, siding, foundation) are often things that require attention in homes of this age. Having a home inspection during your contract period can help identify what could be problematic in the future.

If shingles on your roof are near end of life and there are multiple layers of cedar shake underneath - you have to prepare for a steep (pun intended) price for replacement. If your windows and siding are being held together with hopes & prayers, budget for a substantial investment. If your foundation is crumbling, get ready for an even bigger investment!

The key here is to know what you are purchasing and being informed on what could arise a day after closing or 5 years down the road. Don't put yourself in a position where you can not take care of what needs to be taken care of!

Let's take a look at what's happening North of Front Street in the largest National Historic Landmark District in the American West!

Inventory continues to rise, giving home buyers options to choose from throughout the spectrum of price points. The selection of homes under $200K continues to increase with 14 choices - a year to date high mark for that subsection.

Once again, three listings made it to the closing table over the past week with 67% of those sales landing either at or above the current median price point for active properties. The other sale did close with the lowest price point of the year for residential property Uptown in 2026.

For the first time on record, there are two single family properties listed at 7 figure price points in Uptown Butte. Inventory levels continue rise, along with median price point for active properties.

Three listings made it to the closing table over the past week with 67% of those sales landing above the current median price point for active properties. The other sale did close with a price greater than that which it was originally listed for.

This clinker-brick Craftsman has officially started its next chapter in history! Congratulations to the seller and the new owners on the successful closing. Thank you to Denise Kelly & Bailee Hess of Remax Premier for bringing the buyers. Shoutout to Max & Carrie at Flying S Title & Escrow for putting in the extra hours ensuring a clean and transferrable title.

West of the Anselmo Mine, Caledonia Street developed out largely during Butte's peak population in the teens. Homes for the Mining City's white collar citizens largely dotted this neighborhood, including this one. Neil Ward and his family were early owners of this property. Ward served as the City Treasurer and ran multiple times for Mayor on the Democratic ticket - although no bids for this position were successful. He would later serve as the Foreman of the Leonard Mine Yard. The Wards would occupy the home from the early 1920s until Winifred's passing in 1948, at which point the home was sold. Neil passed away 8 years later in 1956, after falling victim to exposure near Silver Bow during a hike.

Week 1: What Historic Elements Are Important To You?

A large part of buying a historic property is understanding what you are drawn to about the home (or type of home). If you are looking for a statement staircase, unpainted woodwork, or maybe an elaborate facade - make those a priority when looking at various listings. While historic elements can be reincorporated into a home if they've been removed over the years - it is usually more convenient/affordable to have them there in the first place.

A great example is hardwood flooring. If your heart is set on having Quarter Sawn Oak or Birdseye Maple under your feet, having that already in place is a huge benefit to have. Refinishing elements like this may run you $5-$7/SF while adding in new hardwood product may cost you $15-$20/SF.

Or if you've always dreamed of a fairy-tale turret on your home, make sure that already exists on what you purchase. Adding these type of architectural elements are difficult due to cost and specialized labor required.
