Week 4: Know Your Tolerance & Budget for Upgrades
All homes require maintenance and upkeep. Buildings a century old or more are absolutely no exception to this rule. You might be able to afford the mortgage on the property but can you afford an unexpected fix or necessary upgrade?
Mechanical systems (heat, electrical, and plumbing) and the envelope of your home (roof, windows, siding, foundation) are often things that require attention in homes of this age. Having a home inspection during your contract period can help identify what could be problematic in the future.
If shingles on your roof are near end of life and there are multiple layers of cedar shake underneath - you have to prepare for a steep (pun intended) price for replacement. If your windows and siding are being held together with hopes & prayers, budget for a substantial investment. If your foundation is crumbling, get ready for an even bigger investment!
The key here is to know what you are purchasing and being informed on what could arise a day after closing or 5 years down the road. Don't put yourself in a position where you can not take care of what needs to be taken care of!
