This clinker-brick Craftsman has officially started its next chapter in history! Congratulations to the seller and the new owners on the successful closing. West of the Anselmo Mine, Caledonia Street developed out largely during Butte's peak population in the teens. Homes for the Mining City's white collar citizens largely dotted this neighborhood, including this one. Neil Ward and his family were early owners of this property. Ward served as the City Treasurer and ran multiple times for Mayor on the Democratic ticket - although no bids for this position were successful. He would later serve as the Foreman of the Leonard Mine Yard. The Wards would occupy the home from the early 1920s until Winifred's passing in 1948, at which point the home was sold. Neil passed away 8 years later in 1956, after falling victim to exposure near Silver Bow during a hike.

Week 1: What Historic Elements Are Important To You?

A large part of buying a historic property is understanding what you are drawn to about the home (or type of home). If you are looking for a statement staircase, unpainted woodwork, or maybe an elaborate facade - make those a priority when looking at various listings. While historic elements can be reincorporated into a home if they've been removed over the years - it is usually more convenient/affordable to have them there in the first place.

A great example is hardwood flooring. If your heart is set on having Quarter Sawn Oak or Birdseye Maple under your feet, having that already in place is a huge benefit to have. Refinishing elements like this may run you $5-$7/SF while adding in new hardwood product may cost you $15-$20/SF.

Or if you've always dreamed of a fairy-tale turret on your home, make sure that already exists on what you purchase. Adding these type of architectural elements are difficult due to cost and specialized labor required.

Let's take a look at what's happening North of Front Street in the largest National Historic Landmark District in the American West!

May is officially in the books and the stats are in. As has been the story of 2026, this year's stats have failed to exceed that of the same month in 2025. Over the past 31 days, the market saw 7 residential properties change hands with a median price point of $260K. The previous year's same period saw 20 properties transfer with a median price point of $270K - establishing a 65% volume decrease year over end.

Another two single family homes made it to the closing table over the past week, one with a sales price over 50% above the median price point and one with a mark around 35% below that same mark.

Week 1: Know your neighborhood and community!

Location can be just as important as the house itself when making a decision on what property to purchase. Uptown has multiple, distinct neighborhoods that all have their own personality. Whether you want an established neighborhood, something close to dining/shopping, equity potential in an up-and-coming location, or a spot without alot of traffic - that may guide you to different pockets on the hill.

Additionally, portions of Uptown are part of the URA - Urban Revitalization Agency - which makes property improvements eligible for financial reimbursement (with approval). Programs like this can be huge when considering a property that is due for some love - especially to items like roofing, foundations, and mechanical systems.

Let's take a look at what's happening North of Front Street in the largest National Historic Landmark District in the American West!

Active inventory has reached its highest level for 2026 so far. Buyers now have a broader selection of home styles, price points, and locations to choose from. With the new influx of listings, the median price point for active properties did rise slightly which makes it almost identical to that of pending properties.

Two single family homes made it to the closing table before the start of the holiday weekend, both registering sales values above the active & pending median price points.

Week 1: How Are You Planning on Purchasing the Property?

Knowing your purchasing power and having meaningful conversations with a lender is a must before stepping foot into a listing. There are many options for financing available with unique aspects to each loan type. This could mean lower down payments, better rates, or renovation funding built into initial purchase.

However, some older homes may have condition items that could disqualify them from some forms of financing - whether it be older roofs, non-standard foundations, or antiquated wiring. So knowing what could be a dealbreaker upfront could save you from heartbreak down the road.

While there are properties that qualify for FHA, RD, and VA financing in Uptown - Conventional loan products could provide the most flexibility while looking at homes well over a century old.
