The single busiest moving window of the year starts this week. Families wait until school lets out and they need to be settled before August orientation. That gives you roughly 10 weeks to find a home, close, pack, and unpack.
If you are one of those families, the time to start is not when school ends. It is right now.
Here is why. Pre-approval takes a week. Finding the right home takes 2 to 4 weeks in a normal market. Closing takes 30 to 45 days. That math alone eats your entire summer if you wait.
What to do this week: Get pre-approved if you have not already. Decide on your must-have neighborhoods. Have an honest conversation with your family about timing. Line up your current home for sale if you are selling too.

Weekly Recap
May-cember is finally done, which means two things
I can get back to a structured calm scheduled
The summer Real Estate season has started and my schedule will start to get crazy
wait a second...
Last week was busy, busy, busy with work but I did get to enjoy a few fun things
The Mother Lode theater hosted the annual Miss Montana and Miss Teen Montana pageant and Harper won! She is an adorable Butte native and such a sweetheart. Congratulations Harper
I also attended the SINGO fundraiser for Mining City Dance Corp at the Elks club and won! I always attend the fundraiser Singo events and this was my first time with a win
The weather was rainy and gloomy, which means I worked on the finishing touches to get my house back together after the flooring adventure. I am so happy to have all the projects done and my house back to normal.
On the real estate side, I had the opportunity to work with a returning client on listing her mother’s home in Butte. I always value the chance to work with past clients—it’s truly an honor to continue earning their trust.

Here’s a little glimpse into what’s been keeping me busy, entertained, and slightly surviving lately
Reading: Currently on Book 4 of Dungeon Crawler Carl by Matt Dinniman and I am trying to finish as soon as possible because I received my copy of The Ballad of Falling Dragons and I cannot start until I finish DCC #4.
Listening: I have been relisting to podcast episodes that I really like - right now I am listening to the West Memphis Three serious by The Prosecutors
Watching: I am HOOKED on the Burroughs on Netflix. I love Geena Davis and Alfre Woodward and the story is entertaining so far...
Bonus Life Update: I went for a buggy ride over the weekend and enjoyed the beautiful weather and perfect Montana scenery, I am so blessed to live it such a beautiful state.

This is not something that happens to other people. It happens to buyers who did everything right.
Cybercriminals are actively targeting real estate transactions because the wire amounts are large and the timeline is tight. They monitor email threads, impersonate title companies and lenders, and send wiring instructions that look completely legitimate. By the time anyone realizes what happened the money is already gone.
The rule is simple and it never changes. Never wire money based on instructions received by email or an incoming phone call. Always call the title company or your lender directly using a phone number you looked up yourself before you send a single dollar.
Save this. Share it with anyone you know who is buying a home right now. This warning is worth more than any staging tip or market update I could post.

🐾 Weekly Check-In: Dog Edition 🐾
The flooring project has officially taken so long that management has stepped in.
After weeks of supervising from the couch, the crew decided it was time to take matters into their own paws. 🛠️🐶
✔️ Tile placement inspected
✔️ Adhesive quality approved
✔️ Snacks demanded every 15 minutes
✔️ Zero actual labor completed
Our Golden Retriever is handling morale support, the Corgi has appointed himself Foreman, and the little Quality Control rescue is judging every crooked tile with intense disappointment. 😂
At this point, I’m pretty sure they think THEY hired US. 🐾

📚 Reading:
Currently on Book 3 of Dungeon Crawler Carl by Matt Dinniman — and I am officially hooked. I’m listening to the Audible versions and they are SO good. Highly recommend if you enjoy humor, chaos, and great narration!
🎧 Listening:
I discovered a new podcast this week: Besties and Books Podcast 📖
Honestly, since my life mostly consists of reading and working, branching out into podcasts about books feels perfectly on brand.
📺 Watching:
I watched The Crash on Netflix and WOW… absolutely heartbreaking and unbelievable. I was already familiar with the story from a podcast episode, but seeing it play out was still intense. Has anyone else watched it yet? What did you think?
☕ Bonus Life Update:
Remember the flooring project that was supposed to take one week? Well… we are now entering week four 😅 BUT I think (trying not to jinx it) that my kitchen and living room may finally be put back together by Memorial Day.
