A lot of people assume cash makes everything move faster. In Brookside (one of my favorite condo communities in Bourne), that was not the case.
63.3% of buyers paid cash, but the typical cash buyer took 78 days to find a home. Buyers using a loan took 54 days. The whole market’s typical time to sell was 81 days.
To me, that says the slowdown is not really about financing. It is about pricing and where the market is right now. The later half of this file stretched to 131 days, which is a very different market from early 2024.
