What is the real estate market like in Sierrafield right now? Here is the June 2025 Market update from the Spica Real EstateTeam:

- 1220 Monte Rio Ct sold just a couple of weeks ago for $318,000 which is $13,000 or 4.2% above asking price. An interior Ranch style condo in the Trails of Sierrafield.

- 1345 Nevada Ridge sold for $5,000 below asking price. That was one of the very first buildings in the Commons of Sierrafield.

- 7573 Sierrafield Drive is one that we actually put on the market. That one was a Ranch-style end unit condo that sold for $15,000 or about 6% above asking price.

- In general, there is not a lot of pre-owned inventory available on the market. We do have some new construction available on Madera Ct.

What is the real estate market like in Sierrafield right now? Here is the April 2025 Market update from the Spica Real Estate Team:

- The Spring Market is now in full force!
- 1250 Sand Springs was the last new construction condo in the Greens of Sierrafield and closed just a couple of weeks ago! We are now exclusively focused on the Trails of Sierrafield.
- 1225 Mesa Junction is a condo that we actually sold just a couple of weeks ago and sold relatively quickly in 4 days.
- We also just recently put 7573 Siearrafield Drive on the market and under contract. This one was on the market for just a couple of days and did receive multiple offers.
- Looking at a summary of the report, ranch-style condos do tend to sell a little faster than townhouse and bi-level style condos. But ultimately, price and condition are still the most important factors.

What is the real estate market like in Sierrafield right now? Here is the February 2025 Market update from the Spica Real Estate Team:

- 1211 Kingman Court does show 0 days on the market. This one was actually listed for about 2 weeks prior to it being re-listed so it was actually on the market for about 2 weeks and is why it sold for a little less than asking price but still within very normal parameters when we look at it historically.

- 7504 Crooked Creek sold for about 98.2% of asking price. Very very normal even though it shows 28 days on the market. 28 days on the market is becoming more and more normal these days and that's ok.

- 7463 Navajo Valley. This is an end-unit ranch with a 2-stall garage. And these are the three things that we like to point out that are really, really important to many buyers. Sold for 100% of the asking price in a relatively short amount of time.

- 1227 Madera Ct is the first of the new construction condos to be finished and sold there on Madera Ct. We have a handful more to finish and sell there on Madera Ct.

What is the real estate market like in Sierrafield right now? Here is the December 2024 Market update from the Spica Real Estate Team:

- There are three condos that I think are worth pointing out. 7389 Rock Canyon, 7548 Crooked Creek, 7384 Chino Valley. These are condos that have sold within the last couple of months. When I look at these, I see these at the extremes (see video for more details).

- The other new norm that I would like to point out when I'm looking at 7504 Crooked Creek and 7359 Cactus Cove. We are seeing properties sit on the market for a little bit longer.

- Lots of good things still happening in Sierrafield. We have some new construction condos going up in The Trails of Sierrafield on Madera Court.

What is the real estate market like in Sierrafield right now? Here is the October 2024 Market update from the Spica Real Estate Team:

- 7360 Sierrafield Court sold very close to asking price.
- 7467 Navajo Valley sold just a little bit below asking price. We don't see that as frequently these days.
- 7389 Rock Canyon is now pending. I imagine that will be reported as sold very shortly.
- The two sold's that I do want to point out are 7548 Crooked Creek & 7384 Chino Valley have now been reported as sold.
-7548 Crooked Creek went from pending to sold very quickly which is pretty typical for a cash deal.
- 7384 Chino Valley sold for about $10,000 above asking price.

So we do see a little bit of variation between similar condos listed for sale.

What is the real estate market like in Sierrafield right now? Here is the August 2024 Market update from the Spica Real Estate Team:

- There are too many condos on this bi-monthly report so we had to trim a few off. A lot of this is new construction-related.
- 1250 Sand Springs is the last new construction condo remaining in the Greens of Sierrafield.
- We have 8 condos under construction on Madera Ct in the Trails. They are all ranch floor plans with full basements and are well underway. The first one should be finished within the next month or two.
- Lots of good activity with new construction, but we are also seeing quite a bit of activity with pre-owned condos.
- 7389 Rock Canyon in the Greens. They brought the price down quite a bit from the price on your spreadsheet of $424,900 to $409,900.
- 7467 Navajo Valley. This is a Cottonwood floor plan with a finished basement.
- 7360 Sierrafield Ct. This is a Pearl floor plan over in one of the newer areas of the Commons.
- 1214 Coopers Pass sold slightly above asking price.
- 7398 Cactus Cove sold at about 2.5% above asking price.
- We are seeing interest rates begin to drop a little bit and are expecting them to go down a little bit further this year which can really drive up demand.

What is the real estate market like in Sierrafield right now? Here is the June 2024 Market update from the Spica Real Estate Team:

- Most recent sale is 7406 Chino Valley, a very popular floor plan. Originally listed for $280,000 and sold for $275,000, which is about a 5% discount on the original asking price, which we don't see a lot of these days.

- 7389 Rock Canyon is the only pre-owned condo available on the market in Sierrafield market right now. There are a few new construction condos available right now including 1250 Sand Springs Drive, which is the last new condo available in the Greens of Sierrafield.

- 1221 & 1227 Madera Ct is our re-entrance into the Trails of Sierrafield. That is building 14 and building 16 is in process. Got some new floor plans and we are excited to see how that goes.

- Please click on the link below to see the video that shows a chart of new listings in Sierrafield for the last 10 years to see the trend of low inventory. Inventory is extremely low and the values are going up. So if you own a condo in Sierrafield, the value of your condo has gone up and is determined by the condition of your condo!

What is the real estate market like in Sierrafield right now? Here is the April 2024 Market update from the Spica Real Estate Team:

- 1354 Echoing Valley, 7408 Cactus Cove, and 7405 Cactus Cove are all recently sold properties. All sold very close to asking price or very quickly.
- The condos that are available in Sierrafield right now are new construction condos on Sand Springs Drive in the Greens of Sierrafield. These are the last new condos in the Greens of Sierrafield! The most expensive condo in that building is $499k.
- Buildings 14 & 16 in the Trails of Sierrafield on Madera Ct are under construction. Building 14 is going up and going up quickly. We hope to have those on the market in the next couple of weeks.

What is the real estate market like in Sierrafield right now? Here is the February 2024 Market update from the Spica Real Estate Team:

- 7357 Cactus Cove did close about a month ago and about $10,000 below asking price. This is an interior Pearl unit with bedrooms downstairs and a sun porch. This is one of the higher sale prices we have seen for that floor plan.
- 7408 & 7359 Cactus Cove are both now under contract. 7359 Cactus Cove was on the market for around 60 days and 7408 Cactus Cove was only on the market for 2 days. These are both the exact same floor plan. The takeaway is that pricing matters!
- 7565 Navajo Valley is one of those coveted end unit, Ranch, two-car garage condos that you often hear me talking about. These tend to move a little more quickly. On the market for only 9 days and sold for about $7,000 above asking price.
- There are also a couple of other condos available on the market.

What is the real estate market like in Sierrafield right now? Here is the December 2023 Market update from the Spica Real Estate Team:

- 7359 Cactus Cove which is a Cottonwood two-story floor plan with a 2-stall garage. Two bedrooms upstairs but this is one of the larger floor plans in the Commons of Sierrafield. It started on the market at $315,000 and is now at $310,000 and has been on the market for about 8-10 days.
- You'll also see 1252 Sand Springs is one of the newly constructed condos in Building AA, the last building in the Greens of Sierrafield. This will be a three-unit building with both end units having a three-stall garage.
- Then we'll move back into the Trails of Sierrafield to start on a new building on Maderra Court.
- The market is still doing really well. In fact, we have seen interest rates come down, and we expect that those lower interest rates are really going to impact buyers the first of the year.

What is the real estate market like in Sierrafield right now? Here is the October 2023 Market update from the Spica Real Estate Team:

- There are only two condos on the market right now. One is pre-owned and the other is new construction.
- 7357 Cactus Cove is the only pre-owned condo on the market right now. This is a Pearl floor plan with a sun porch and is an interior unit. It's been on the market for a week or so but in today's market that is becoming more and more normal.
- 1252 Sand Springs Drive we put on the market a few weeks ago. This is one of the new construction condos in Building AA in the Greens of Sierrafield. It is one of the three condos that we will have in this building. The other two will hit the market in the next couple of weeks/months. This is the LAST building in the Greens of Sierrafield.
- From there, we will move back to the Trails of Sierrafield. We are in the process of designing the next building in the Trails for Madera Court. Timing is still a little bit to be determined.
- One other thing I wanted to talk about that's not on your report is interest rates. Interest rates have been going up and have been fluctuating for the last couple of months. Everything we are hearing is that rates will likely go up a little more between now and the end of the year, but our best guess is that they will come down in the first or second quarter of next year.
