September’s market numbers are in! 🏡📊 As we officially moved into fall, activity cooled across Allegan, Ottawa, and Kent Counties compared to August, while year-to-date average sale prices continued to move upward.
• Allegan County saw new listings dip slightly from 255 to 248, with closed sales falling from 181 to 170 and pending sales from 185 to 178. Despite the slower activity, the average sale price YTD increased from $455,017 to $462,577 — a jump of more than $7,500.
• Ottawa County also slowed, with new listings moving from 442 to 436, closed sales from 365 to 328, and pending sales seeing a larger drop from 381 to 304. Meanwhile, the average sale price YTD edged up to $480,421.
• Kent County remained relatively steady in new inventory, with 976 new listings compared to 981 in August. Closed sales dropped from 774 to 706 and pending sales from 817 to 652, while the average sale price YTD increased to $431,631.
Across all three counties, fewer homes went pending and closed in September, but average sale prices YTD increased. For sellers heading into the fall market, pricing and positioning your home strategically can be especially important as buyer activity shifts.
