I just dropped a blog breaking down one of the biggest misconceptions I’m seeing in today’s market. Those so called “liens” on solar homes are actually costing deals.

Here’s the truth.
That UCC-1 filing everyone panics about is not a lien on your home. It is simply a filing tied to the equipment, similar to a leased water system or generator.

I’ve seen buyers, agents, and even attorneys misinterpret this, creating unnecessary roadblocks in transactions right here in our market.

You don’t realize how hard this test is… until you’re in it.

Getting licensed isn’t just signing up and showing up. I started with an online, go-at-your-own-pace program, chipped away at it a few hours at a time… then life happened and I had to restart and relearn it all. It’s a lot of memorization, a lot that feels counterintuitive, and honestly, it’s a challenge. But when it was time to test, I locked in, pushed myself, and passed on the first try. I’m also incredibly grateful for the support and guidance from my RE/MAX team along the way. If you’re in the middle of it right now, don’t underestimate it… but don’t doubt yourself either. Stay consistent and finish strong.

5 agents. 5 different answers. All wrong. And it almost cost me my deal.

I was selling my own home with solar after years in the solar industry, so I understand leases, owned systems, transfers…all of it. What I didn’t expect? Watching multiple realtors completely miscommunicate how my system worked to their buyers. And that right there is where deals fall apart.

It wasn’t until I stepped in, broke it down clearly, and explained the transfer process that we finally got an offer and made it to closing.

That moment made it clear…there’s a real knowledge gap in real estate when it comes to homes with solar. And if your agent can’t confidently explain your system to a buyer, your deal is at risk.

That’s exactly why I got into real estate…to bridge that gap and make sure sellers don’t lose deals over something that should be an advantage.
