If I knew I wanted to buy a home in 2027, I’d use this fall to do a lot of the homework that’s easy to skip once the house hunt gets real.

Spend some time in the neighbourhoods you’re considering and get clear on the things you’re willing to compromise on. You’ll have a much better idea of what to look for when you’re ready to start seriously shopping.

You don’t need to have everything figured out yet, and you definitely don’t have to wait until 2027 to talk to a realtor.

I’ve learned a lot about real estate by helping people buy and sell homes, but I’ve also learned a lot by simply paying attention to how people actually live.

There are plenty of things you can spend money on when buying a house. That doesn’t mean they’re all worth it.

When you’re buying, I’d rather see you spend your money on the things that make your move easier, make your new home work better for you, and save you from avoidable headaches down the road.

A good moving company, professional measurements, changing the locks, a quality mattress… these are the kinds of expenses that can make a real difference once you’re actually living in the house.

This property has been called *home* to the same owner for a very long time. It has been very well taken care of and has been given several nice upgrades. The heated and cooled shop features a car lift for all of you mechanically inclined folks. Personally, my favorite feature is the covered patio. You can just sit out there and watch the hummingbirds while drinking your morning coffee. There's nothing better than that.
