Open Doors & Closed Doors: Trusting God in the Home Search

When God Says "Not This House"

As a Realtor, I've seen buyers experience every emotion imaginable during a home search. Excitement, hope, frustration, disappointment, and sometimes heartbreak.

A home is never just a house. It's where families gather, holidays are celebrated, and new chapters begin.

I've had clients lose homes they were convinced were perfect. At the time, they were devastated. Yet months later, many have told me, "I'm so glad that first deal didn't work out."

I've lived that story myself.

Several years ago, I was under contract on a home in Flagstaff. I was excited about the house and the fresh start it represented. But from the beginning, there seemed to be obstacle after obstacle.

I remember praying, "God, I want this house and this new life. But if this isn't where I'm supposed to be, please slam the door in my face. Hard. Make it obvious it's You. Otherwise, I'm going to keep pushing through these hurdles."

And He did.

The deal fell apart, and the door closed completely. I mean slammed shut - just as I had asked God to do.

Today, I live in Prescott, and I can't imagine living anywhere else. Looking back, I can see that God knew something I didn't. I was grateful for my faith in the process, being able to trust God for the outcome brought so much peace.

What If a Closed Door Is Protection?

When a transaction falls apart, it's easy to assume something has gone wrong.

But sometimes a closed door is God's protection.

Maybe an inspection uncovers problems you didn't know existed. Maybe financing doesn't come together. Maybe another buyer gets the house.

What feels like a setback today may be preparing you for something better tomorrow.

Four Ways to Stay Grounded During the Home Search
1. Pray for wisdom, not just the outcome.
James 1:5 reminds us that God gives wisdom generously to those who ask. Pray for the right house, but also pray for discernment along the way.

2. Hold your plans loosely.
Proverbs 16:9 says, "In their hearts humans plan their course, but the Lord establishes their steps." Make plans. Dream big. Just leave room for God to redirect you.

3. Focus on people, not property.
Joshua 24:15 reminds us that our households matter more than our houses.

A home's greatest value isn't found in square footage or upgrades. It's found in the relationships built inside it.

4. Trust what you cannot yet see.
Romans 8:28 tells us that God works all things together for good for those who love Him.

Many homeowners can look back and see how a disappointment eventually became a blessing.

Final Encouragement
Open doors are exciting. Closed doors are harder to understand.

But both can be part of God's guidance.

If you're searching for a home right now, don't let delays or disappointments steal your peace. Continue to seek wise counsel, do your homework, and trust the Lord with the process.

Sometimes the greatest blessing isn't finding the house you wanted. It's discovering that God is faithful no matter which doors open or close.

"Pre-Approval Importance!"

Be honest. Have you started looking at homes online yet? If you have, it’s already time to get pre-approved. Because here’s what not enough people know.

If buying a home is on your radar – even if it’s more of a someday plan than a right now plan – you don’t want to wait until later on in the process to tackle this step.

No matter what you’ve heard, pre-approval isn’t about commitment. It’s about clarity.

And here are the two big ways pre-approval sets you up for success.

You Know Your Numbers Up Front
During the pre-approval process, a lender will walk through your finances and tell you what you can borrow based on your income, debts, credit score, and more. And once you have that number, your search becomes a lot more focused.

With a mortgage pre-approval, you know what you can borrow, so it’s easier to figure out your ideal price point, and what you can actually afford. And that clarity is key.

Because if you just start browsing online and just guess at your price point, you run the risk of falling for a house that’s outside of your price range – or missing out on ones that aren’t.

You want this number to be clearly defined before your search. Here’s why.

You Can Move Quickly When You Find the One

This is how a lot of home searches go today. You scroll through listings just to see what’s out there, and then it happens. You fall in love with something you’ve seen online.

If you’re already pre-approved? You’re probably in great shape.

But if you’re not…

Instead of being able to jump on that house and quickly make an offer, you have to scramble to get a lender, gather the financial documents, and then submit the necessary pre-approval paperwork first. And while you’re waiting to hear back from your lender, someone else who’s more prepared could beat you to the house. As Bankrate explains:

“The best time to get a mortgage preapproval is before you start looking for a home. If you find a home you love but don’t have a preapproval in hand, you likely won’t have time to get preapproved before you need to make an offer . . .”

And that’s avoidable, with the right prep.

Because while you can’t control when the right home shows up, you can be ready for it. Think of it like showing up to the starting line with your shoes tied and your warm-up done – while everyone else is still looking for parking.

It’s not about rushing your timeline. It’s about removing the delay between finding the right home and being able to move on.

Doing the right prep and knowing this information can make the whole process a lot smoother.
