4-unit multifamily. BRRRR strategy. $210,000.

Here's why this deal mattered:

The investor found a distressed 4-unit that nobody wanted to touch. The numbers worked β€” but only if he could move fast and structure the financing right.

We funded the acquisition and rehab in one loan. Closed in 11 days.

Once the rehab is complete, he refinances, pulls his capital back out, and keeps the asset producing cash flow. That's the BRRRR strategy working exactly the way it's supposed to.

Before you sign anything with a private lender, ask these 5 questions:

1️⃣ How fast can you actually close?
Don't take "quickly" as an answer. Get a specific number of days.

2️⃣ Do you lend on the deal or just the borrower?
A great lender evaluates the asset. A lazy one just pulls credit.

3️⃣ Are you the decision maker or a middleman?
Middlemen slow things down and add costs. Know who you're really talking to.

4️⃣ What are ALL the fees β€” upfront?
Points, processing, draw fees β€” get the full picture before you commit.

5️⃣ Have you ever invested in real estate yourself?
I have. Since 1991. That changes the entire conversation.

Here's what happened:

An investor came to me with a $250,000 deal β€” solid property, great numbers, motivated seller. The only problem? The bank needed 45 days minimum to even give him an answer. The seller wasn't waiting 45 days.

He found us. We looked at the deal, not the red tape. Within 24 hours we had a term sheet. Within 7 days we were at the closing table.

That investor walked away with a deal that penciled out beautifully β€” and a bank would have cost him the whole thing.
