You know that moment in this business that never, ever gets old?

It's not the offer. It's not the keys. It's not even the closing.

It's the look on a buyer's face when she walks up to a door and just knows. Before the inspection. Before the appraisal. Before anyone says the word "congratulations." She just knows she's home.

That was 30 days ago. Today, we closed Escrow and this is now her new forever home.

This morning, a little bird landed right outside her window like it knew to welcome her and we named her Ruthie. My client is emotional and moments like this never gets old.

She's a homeowner. For real. For keeps.

20+ years in real estate and I will never, ever stop being moved by this. Being the person who walks alongside someone through one of the biggest decisions of their life — and then gets to hand them the keys to the home they'll build a future inside — that's the whole job.

After 20+ years selling Real Estate, I’ve seen it all. Here are the 3 biggest mistakes that cost sellers real money:

1. Pricing based on your neighbor’s sale from last year.
Every home is different. A pool, a remodel, even the season you list — it all changes the number. Comps expire faster than milk.

2. Skipping the major preps.
You don’t need a full renovation. But decluttering, staging the living room, and fixing that one thing you’ve been ignoring for 3 years? That’s the difference between 5 offers and 5 crickets.

3. Choosing an agent based on who quotes the highest price.
That’s a red flag, not a compliment. The best agents tell you the truth.

1. Get pre-approved BEFORE you start looking.
2. The down payment isn’t always 20%. In fact most first- time home buyers put down less than 20% down payment. A good lender can help you navigate your best options.
3. Don’t just buy the house — buy the neighborhood. Drive the block at night. Walk it Saturday morning.
4. Your agent matters more than you think.

→ Inventory low. Demand high. Sellers have leverage — but only if you price it right.
→ Prepped, staged, priced correctly = multiple offers week one.
→ Overpriced listings are sitting. Price reductions scream “something’s wrong.”
→ Buyers: rates are higher than 2021 but deals exist.

The market isn’t good or bad — it’s nuanced. Nuance is where 20+ years matters.
