That's the rule, not the exception.
Most inherited properties in California are held as tenants in common — which means every heir has to agree before a sale can move forward.
No single sibling can force it, and no single sibling can block it forever either (the alternative is a partition action in court, which costs everyone money and time nobody wants to spend).
The fastest way past the disagreement isn't more conversation. It's the same set of facts, given to every heir at once — current value, net proceeds, timeline — so the decision is based on numbers instead of assumptions.

Most buyers start their search backwards.

They scroll listings first, fall in love with photos, then try to reverse-engineer a budget and a checklist around whatever caught their eye. By the time they've seen home number twelve, they're exhausted, confused about what they actually want, and no closer to an offer than they were in week one.

I had a buyer who was headed straight down that path. So before we toured a single property, I asked her to do something most agents skip entirely: sit down and separate her must-haves from her nice-to-haves. Not a vague wish list — two honest, written-down columns. Non-negotiables in one. Everything flexible in the other.

It felt almost too simple. It changed everything.

Her non-negotiables were specific: the right school zone, a minimum bedroom count, a price she could genuinely carry long-term — not just qualify for on paper.

Everything else — finishes, layout quirks, a bonus room — went in the flexible column.
That clarity is what let her move fast when it mattered. In week four, the right home came on the market. She didn't need three more showings to think it over. She recognized it immediately, because she already knew exactly what "right" looked like. We wrote the offer that same day. She got it — in a market where hesitation costs buyers the house.

That's the part people underestimate about winning a competitive offer: it's rarely about outbidding everyone. It's about being the buyer who doesn't need to deliberate, because the deliberating already happened weeks earlier.

The question I get asked more than any other right now isn't about price. It's: "Is anyone actually buying?"

Here's my honest answer: Yes — just not the way it looked a few years ago.

Nationally, sales activity is still soft compared to pre-pandemic norms, and a lot of buyers are sitting on the sidelines waiting for rates to move. But that's not the whole story. Buyers with equity, buyers who've been pre-approved, and buyers who've simply decided waiting isn't a strategy — they're still transacting. Purchase activity has actually been running slightly above last year's pace in a lot of markets, even with rates where they are.

What's changed isn't whether people are buying. It's who's buying, and what they're waiting for before they act.

If your home is priced right, shown well, and marketed to the buyers who are actually out there — it moves. If it's priced for a market that existed two years ago, it sits, and that silence gets mistaken for "no one's buying."

There are buyers. The question is whether your home is positioned to reach them.

Here's what most California buyers never even hear about: California has some of the strongest first-time buyer assistance programs in the country. Programs like CalHFA's MyHome and ZIP can help with down payment and closing costs — often as deferred loans with no monthly payment attached.

A few things worth knowing before you assume you don't qualify:
📍 "First-time buyer" often just means you haven't owned a home in the last 3 years
📍 Some programs can stack together for even more assistance
📍 Income limits apply and change — they're set by county, not a flat statewide number
📍 A CalHFA-approved lender is who actually confirms your eligibility

I had a seller call me after 72 days on the market with another agent. Zero offers. Frustrated. Defeated.
She asked me, "What is wrong with my house?"
I told her honestly: nothing was wrong with the house. Something was wrong with the strategy.

Here's what I see, week after week, when a home sits without offers:
📍 Overpriced from day one
📍 Photos that don't do the home justice
📍 Buyers can sense when a seller isn't ready — emotionally or practically

The data backs this up: homes priced right and positioned well in the first few weeks consistently sell closer to (or above) asking price. The longer a home sits, the more ground it tends to lose on final sale price. The first 2–3 weeks matter more than most sellers realize.
