A landmark student housing portfolio transaction has closed.

Institutional Property Advisors’ Peter Katz advised Harrison Street Asset Management on the sale of a 12-property, 7,578-bed student housing portfolio to a joint venture between Scion Group and an Ares Real Estate fund for approximately $910 million.

The portfolio includes assets serving 12 universities across 10 states, including Ohio State University, Auburn University, the University of Notre Dame, James Madison University, and the University of Florida.

A multifamily acquisition financing has closed in Washington, D.C.’s NoMa submarket.

IPA Capital Markets’ Max Hulsh arranged $26.9M in acquisition financing and joint venture equity for The Pinnacle, a newly built 115-unit luxury multifamily community.

“Completed in May 2024, the asset was acquired at a 35% discount to the seller’s $48 million cost basis,” said Hulsh. “The value-add bridge market remains one of the most competitive segments in private credit.”

The 11-story property features predominantly one-bedroom layouts, in-unit laundry, a fitness center, resident lounge, rooftop deck, and affordable housing units qualifying under New York’s 421-a program.

Joey Tumminello, Drew Kile, Michael Ware, Taylor Hill, and Jack Windham closed the sale and financing of Reserve at Spring Creek, a 458-unit multifamily community in Richardson, TX, with financing arranged by IPA Capital Markets’ Brian Eisendrath, Cameron Chalfant, and Harry Krieger.
