“What exactly is an Option to Extend?” 👀

A client recently asked me this while we were drafting an offer to lease, and it’s one of my favorite lease clauses to negotiate.

Why? Because it gives the tenant the right to extend their lease at pre-negotiated terms instead of starting over with a brand-new negotiation.

The best part?
✅ It’s optional for the tenant.
✅ The option belongs to the tenant — not the landlord.
✅ It creates long-term flexibility and security for the business.

Example:
Extend the lease for an additional 5 years with predetermined base rent increases already outlined in the lease.

Sometimes the most valuable parts of a lease aren’t just the rent.

When one door closes, another opens.

With Topanga Social closing at Westfield Topanga, there’s understandable disappointment, but also momentum. New concepts like Din Tai Fung are stepping in, while Cinespace Studios is developing an 18,000 SF soundstage in Warner Center. Add in the Los Angeles Rams training facility and mixed-use projects, and Woodland Hills continues to level up.

For business owners, this means opportunity.

Office rents are currently averaging $2.00–$2.45 PSF/Month FSG — a major value compared to Westside LA ($3.00–$4.00+) and Century City (±$7.00 PSF). The tenant-favorable market won’t last forever, and now is an ideal time before conditions shift.
